1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

I have been checking to refinance for a long time but all lenders have colluded and decided to jack up the rates. Can't see anything below 3.5% since Fed dropped the lending rates to 0%.

The Fed dropping the rates to 0 have no bearing on mortgage rates.

No penalty. I'd probably wait to get the statement credit just to be safe, but this has been discussed in this topic already.

I'm at week 7 after funding. Sold to provident funding around 4/1 but had to make a payment to TMS before they'd transfer. No credit to amex yet.

Not sure if this has been answered in all of these pages.

But - if i locked in a rate and all they did was match my competitors offer, can i tell them about "i thought you were suppose to beat it by 1000?" or is it too late?

im pretty much on the same boat as you. let me know when you do get it! i contacted amex about my card, it is eligible, but i used OPs link back then and never got the email. crossing my fingers.

Rates for BB** and RBF** wasn't given because either they want more documents and/or employment verification. I decided I wont get anything better than 2.125%.

Some lender sent me the official loan estimate but most gave me unofficial loan estimate. I did not realize S*f* sent me my LE when they ask you to DocuSign on 3/6. by the time I sent price match, Better refuse due to 3 days old on 3/9.

I've been watching rates daily between 3/1 to 3/20. I was fortune enough to get my lender SSF** to honor a rate I got on 3/9 a week later when rates increase. Better would not price match credit union so I decided to go with the better rate. I save more on interest compare to the 2.5K credit through better.

Lock Rate on 3/18. Sent all required documents
Conditional Approve 3/24
Appraisal 4/6
Received Closing Doc 4/13
Closing Date 4/15

Well Im at week 4 since funding on 3/20 and still no credit here. Im all official, got the original email for my Amex Platinum card and went through that. Confirmed with the card near closing. I haven't seen many post credits received in the past few weeks. Hopefully, they start coming in. I have until about June 20 to wait but, before, others were getting them within 2 weeks....

Maybe a cash flow thing during the COVID-19 stuff? I dont mean they have no money... i mean they are just prioritizing these as low as possible.

I don't have mine yet but the terms and conditions say "name or email". I'm no lawyer but I'd say as long as one of those matches then you should be fine:
