Darn nice! When did you get that 3.25?? Is it a regular size loan or jumbo? I have to pay serious pts right now to get down to 3.25.

Made a mistake not getting my 3% 30 year LE to better within 1 day. They cant match or beat now.

Closed yesterday at 3.25% - 30 years for $240k in TN. $1000 in lender credit plus hopefully $2500 Amex soon. Pretty much no cost refi when all done. Coming from 4%.

Btw, no appraisal was done here.

Well so far I am at 3.375 with zero points on a $260K Loan. I wasn't too fond of the quick appraisal they did since it raised my out of pocket closing costs. But they ended up giving me an additional lender credit on top of the credits & match they gave me early on. So all in all its going well and we are close to closing.

3%, 30 yr, with no closing costs or appraisal is currently common among my local lenders.

I will have to pay 2500 closing. But if rates go down again I will do it again.

Thanks for the response. I am looking only at the online lenders and I not seeing any zero closing costs offers for 3%. I will check with local lenders and see what they have to offer.

Yes, 3% comes with closing costs roughly $2500.

I'm locked in at a 3% rate. The closing cost total is $4900. It'll be $2400 after this rebate. Y'all think it's worth it at that price? I'm at 3.875% now. Says I'll save around $7k over life of the loan...
