Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

best rates i'm getting for over $280,000 loan is:
3.25% for $2,784 points/credits
3.375% for $1,440 points/credits
3.5% for $420 points/credits
The extra payment will go towards your principal but your monthly payment wont change until you refinance the remaining loan amount coz you have loan agreement is to pay minimum amount towards principal and interest. Extra principal will reduce your total term and interest paid, as an example you may end up paying your loan in 25 years instead of 30 years,

If you do a lump sum payment and don't do anything else, your monthly payment will stay the same but you will end up paying off your loan ahead of schedule. If you do a re-cast, your monthly payment will decrease to maintain the same end date of the mortgage.
Most lenders have a minimum amount you have to pay off at once in order to request a recast. For some, you also have to request it before you do it, so don't just drop a bunch of money, then call them up and ask for a recast. Make sure you ask before you do it.
