EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

i finally locked in at 2.75% for 15 yr with 0 points. A+B+C+E-lender credit was $1100. Also made sure that my amex was eligible for the $2500 credit. My initial estimate shows 6 months of real estate taxes in prepaids, is this normal? will this change before closing?
Yes - some of those can be variables you discuss with your processor; for mine they initially prepaid 8 months, I had them edit to 6.
Great rate, 0 points, good deal congrats!

Congrats!! I think you could just ask them why the taxes are not in escrows. Question for you. Which lender did you price match to? Better currently shows to me $2613 pts for 2.75%.
Price matched with liberty bank. Give it a shot.

Interesting i didn't realize the escrow had a better rate. I opted for the non-escrow loan. If you don't mind me asking what is your loan amount requested? You bested my non-escrow rate by a little (3% vs 3.25%).

Anyone have luck with this offer on a rental house? I'm closing a refi on our primary in a few days.

We have a rental worth about 140k. Owe 56 with about 6 yrs left on a 15 at 3.75%. Not serif there is money to be made or saved here or if I should pull 50k in cash out to invest in another house or two or to buy a few nice stocks in a recession.

Thoughts?

I wonder if the higher fees are due to the heloc? I've been told at some places that the rate when you have a heloc will be higher..so maybe you are buying down the rate?
I also need to refi wiht a heloc
Yes, that's what happened to us. Our loan costs (points) were higher due to the heloc. I was able get a manager to lower those costs though, with a nice long email about how financially responsible we are in our family. So it's worth asking the closing agent about it.

On the original loan estimate, better said title costs will be $1600 but on my final document it was $700.

I got 3% for 30 year so you can get better than 3.125 for 20years, I think. Try lending tree, Costco mortgage program

Has anyone actually received the $1000 from Better for not being able to beat another lender? I am locked in with them but got another quote locally that matched the rate and was about 2500 less in closing costs. If you count in the AMEX 2500 they would have been similar. Better told me that they couldn't beat the local lender and told me what I would need to provide to get the $1000.00 back after I close with the other lender but I'm wondering if anyone else has gone through this and if they had any problems getting Better.com to pay.
