EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Ahh, thanks for letting me know. I was actually considering something like that! Since I have a pretty good LTV, I could just take a massive amount out and immediately repay it, but that sounds like a dead-end too.
It all depends on the specifics for your loan. For mine, it was a 1/8 % increase. But since Better is getting "closer" to the competing offer by charging points, then I'd also end up paying more for the larger $$ amount. Your loan may have different numbers yet. If you haven't yet locked the rate, you can play with it on the site. If you have locked, if you didn't keep notes on all the numbers, you have to reach out to your contact and have them email you screenshots of the selection screen.

It needs to be a Loan Estimate.

Thanks I'll give that a try! How far do we need to go in the process with the CU in order for them to match the rate? far enough to get the pre-approval PDF
just get your rate from the link and submit that to better, dont even have to start an application or preapproval with the CU

every loan is different, lots of factors at play to really compare apples to apples. heck just living in a different state could impact your rates as much as .25-.375 points, add your LTV, credit score, cash out options, term, assets yada yada yada to the mix and its almost impossible to compare across options. If you think its a good rate, have done your due research and it makes sense in the long run and saves you money just go for it.

thanks, will keep this in mind for when I can refi in a couple of months
Also, make sure to keep an eye on the St Louis Fed rate:

https://fred.stlouisfed.org/graph/?g=qy7L

It's updated on Thursdays. That's what they use as their reference.

I recommend using this website to see if you're going to save money on your refi:

I cannot remember, but has anyone actually been able to do this deal more than once, or it is one and done?

No one is ready to give estimate, with just a inquiry. They want to give an estimate only after it is locked, at least the lenders I spoke to.

They will send you a loan estimate with the initial disclosures after you submit an application, usually within a few days depending on how busy they are. You do not need to lock your rate beforehand. They will do a hard pull when you submit an application though.

Shop around and see, i reached out to about a dozen lenders and only 2 needed me to complete an application to give an estimate. Also i provided a link above for cresit unions where you just enter some basic info and it gives you an estimate that you can save as a pdf. You can try submitting that to better to see if they will price match.

I refinanced my mortgage using better.com and I had this offer, didn't get $2500. Called Amex and they didn't do anything. Don't know where to go!! It has been ~4 months since my mortgage was closed
