How do you know if they sold your loan? Right after closing I was able to set up account on money source website and they said auto pay would be blocked for the time being in case my loan is sold but now it is allowing auto pay setup. Does that mean they aren't selling the loan or they sold it to Fannie Mae and it's going to stay serviced by the money source?

You'll get a letter from original company letting you know and also one from the new company with new payment slips.

How soon is "right after"? Like same day? Or closer to when funding/dispersement happened?

Edit to clarify: I'm referring to when the loan can be seen at The Money Source's website

More like 1-2 payments after, it's not that soon. Mortgage processors likely do talk to investors before hand, but there is the whole right of rescission clause.

Whoops. I meant for seeing the loan at the servicer. I've updated the post to mention that explicitly.

I signed closing documents on a Friday, funded that Monday, and was able to create an account and see my loan information on the money source website on Tuesday.

Did you get an email/letter? My timeline almost same as yours but havent heard anything sinnce funding last tuesday

Better emailed me my loan number and gave me a link to TMS to setup an account.

I see, i closed last thursday and gor funded tuesday. Better emailed me that TMS will handle my loan and ask to wait for the email.

Im in no rush setting up auto payments because my 1st payment is july 1st. Also i dont like setting up auto pay right away because your servicer could change on first few months

I have been told by the coordinator that you are eligible to get multiple credits using same amex account.

Thanks but I am not confused. I did check my tasks yesterday and I think that since they changed it from being waived that task was removed. In the beginning, 3 weeks ago, I was told that I did not need an appraisal due to them putting the data through a system. It wasn't until they went into actual underwriting that now they want to get an appraisal. Of course it means that it's pushing back my closing even further. I am now at 21 days since I locked my rate.

Also, we are trying to get past 20% to remove PMI as well. I paid down to exactly 20% of what we bought for less than 2 years ago. The market has gone up and even their internal estimate of the house has us at 30% down. It could be that they want to verify that it's actually over 20% which is fine. I'm just pissed because they literally waited until the end to order it! I feel like I don't have the best team. I don't get replies to emails or if I do, it either 1) comes literally at the end of the agent's shift so any reply I make won't be seen until the next day or 2) when I email the system magically moves to the next step.

Once you accept the Initial Closing Disclosures, you can immediately pick your closing date.
