EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Yes,

I am 4 days from closing and they required official estimate from other lender.
After rate lock, did they change the rate? I know they allow a 1 time float down - if rate drops by 0.25%, they reduce the rate by 0.125% (basically, give half the benefit), and if you were close to closing, they may do the float down.

I am in a similar situation and found a better rate through a different lender. I emailed the official LE and I see no change in the rate, but a significant lender credit added (I was paying around $1000 in points, but with the change, I see no points and around $2000 in lender credit, but no change in the rate)

Also, the loan processor said, when you lock a rate, you essentially, lock the entire table and you can change your rate (at the cost of appropriate points) - so a match after locking the rate may just be adjusting in credits without actually changing the rate.

Nothing yet. They just received my documents. I am waiting to hear back if they can match or not.

That is one of the ways Better "beats" other lenders. They will use their own rate table with points to buy down the rate, but provide lender credits to offset those points. Since you are already locked, you cannot see your rate table, but if you have your loan officer send you the rate table, you should see the rate from the other lender where Better matches or beat it. You are able to switch to that if you desire, or take the greater lender credit for the rate already selected.

Oh, one more thing I was made to realize. Better matches rates, but won't beat it by $1000 if you've already locked the rate. That's still good as you are protected from market fluctuations, and can get a good rate if market goes down. I'm happy so far!

Thank you

I went directly to their website. It looks like you have to call them to get the rate. You cant get online quote.

On Zillow, sebonic is showing 2.875% for 15 years loan with 495 lender fee.

update: it looks like the more the balance less the interest rate.

Can you elaborate on this? So you can't apply to refinance your loan b/c it's considered non-essential during Covid? That includes online banks?
Correct. Any banks or lenders have put a freeze of lines of credit. I've called multiple and they all say they've been put on hold. If I put my address into better it gives a message about how certain required third party services (appraisals etc) are unable to function. Such a pain. This all happened as I was just preparing to refinance out of An FHA loan I took out when I first purchased this home.

I can do a streamline refinance but it's not a conventional refinance and the rates and terms are not good.
