In general you're going to need to submit the full app to get the actual rate from them for your app plus you're going to need the Loan Estimate anyways. I did submit the full app with LenderFi and I imagine they did a hard pull but I have a lot of hard pulls from yesterday and nearly none of them show as their DBA name so I'd have to go track it down to actually confirm. If you're applying for one it doesn't hurt you to apply for more so might as well. Then again, I probably average 20 hard pulls a year with credit card churning so I'm not too concerned about hard pulls overall.

I locked my rate last night. 3% for 30 years with $1900 in lender credit. Happy with the results. Now I have a ton of tasks I need to complete. Oof.

I got funded last week and called my old lender today ....

So regarding the Total Payoff Amount .... I know that Payoff Amount is always higher than your mortgage principal that you see on your mortgage statements

but I was surprised to know when I called my old lender that better.com overpaid my Payoff amount by 3k+ .... Why this is too high?

My old monthly mortgage is around 3.2k and I still made the payment on May 1st that better.com told me that they won't be able to get the new total payoff amount if I wanted to close that week.

Anyone experienced the same thing? I know I'm gonna receive a check from my old lender with the (escrow balance + 3k overpaid) but I rather keep that 3k.

I suspect that someone got confused and included the escrow balance in what they thought was your current balance, or, since your payment is $3.2k, they didn't account for the May 1st payment you sent in (often there is an updated payoff a day or two before closing to account for things like that).

I'm not following the "I rather keep that 3k" as you will, in couple weeks when the old lender's check arrives. You can then either pocket it, or apply it towards the new mortgage and reduce $3k of principal. The only real "cost" here was for any points your paid, as they were very slightly larger b/c of the $3k. But we are talking only a few $$$ here.

I believe the statement was referring to that they would rather have kept the $3k in their pocket NOW then get it back later. At worst bet, it helps with anything that may come up and it could be gaining interest in the bank.

So once I sign up and get my Better.com rates, just present them a LE from a competing company? Shouldnt be too hard since Better.coms rates are high directly through thier site.

How does it work with a $0 closing cost refinance. Will I still be charges for Title insurance, etc that would be rolled into rate thus making APR higher?

They possibly didn't request a new payoff schedule. Part of my refi is to remove my PMI so I was going to pay down the balance an additional amount of money. However, instead of having to pay interest on the full balance with my current lender I paid down the amount up front instead of waiting for closing. I told my lending officer that I was going to do that. However, come closing disclosure and it still has the full old balance on there. I asked the closing agent and I was told that they hadn't requested a payoff letter since end of April. It was now after May 15th. They didn't even get a new request to cover that I made May's payment.

You have had a lot of questions. It would be beneficial to go back and read like the last 25-50 pages and truly understand this. Don't want to mess up anything when it comes to your money, of course.

To answer your questions though - Yes. $0 closing refers to the amount of money that you pay for costs outside of interest and escrow. Those in sections A-E on the loan estimate. If you receive a lender's credit that's large enough to cover those sections, then you have a $0 closing costs. Note you may still need to pay interest and/or money into your escrow. You would have to pay those amounts anyways so it's not included. Just a quick Google answers the question too. Note: Most here aren't taking the option to roll it into your loan.

Overview: What Is A No-Closing-Cost Refinance?
As the name suggests, a no-closing-cost refinance is a refinance where you don't have to pay closing costs when you get a new loan. But just because there are no upfront costs doesn't mean that your lender foots the bill for free. No-closing-cost refinances don't get rid of your expenses; they only move them into your principal or exchange them for a higher interest rate.

The simplest no-closing-cost refinance takes the amount that you would have paid during closing and tacks it onto your new mortgage. In other words, your lender adds the balance of your closing costs to your principal, or the unpaid balance of your loan. This increases your monthly payments but doesn't affect your interest rate.

Your lender may also allow you to take a higher interest rate in exchange for waiving your closing costs. Your interest rate is the amount you pay to your lender per month for borrowing. Refinance interest rates depend on many different factors. A higher interest rate doesn't change your principal amount, but you'll still pay more each month.

Thanks. I actually closed with them and refinanced mid last year which was smooth so I have a pretty good rate but this would be icing on the cake

On Closing Disclosure, they have date from when better will charge interest. Meaning that is when your loan will be paid off. That will give you number of days you need to use for interest calc.
Use below calc (or similar) to get an idea of interest payment from last payment.

Add that to your remaining principal $.
If CD is way off then this number ask your closing agent to update it.

We seems to have a similar situation ... I have to paid down to get to 80% ltv.

When I made a payment on May 1st, They told me 2 days before signing the closing documents that they won't be able to get the new Payoff amount but I wanted to have the new amount they need to move the closing date. So I didn't option for that because I really want to finish this.

I have a question. When shopping for rates and applying with multiple lenders and going through credit hard pull and everything, do we have to pay credit check and various other fees to all lenders that we didn't end up using? Thanks a lot.
