quick question : If I get a LE from agent which has 3% and $0 closing cost for 30 year, then does better.com match the closing cost also?
I am asking as this since in website better.com - it shows approx $2,126 in third party fees. will this be removed as well?

Don't worry about what they show online. Better beats them by $1000 in total. You will be still better off

In most cases, Better will include whatever lender credits necessary to get Section A + B + C down to be competitive against the LE from the other lender. They focus on the total $$ amount of those three sections combined. So the new Better LE will still list costs under B and C, they will be offset by the lender credits in section J. You will need to compare what Better comes up with (A + B + C - J) with what the competing LE offers (same sections).

I did have to fill out their applications and wait a day for the loan estimates to come in then sent to Better.com (in my case I emailed the LEs to the consultant I was working with). She was quick to send back a competing offer within a few hours.

Curious, if primary borrower doesn't have an AMEX is this offer still valid. Example, Wife has amex, husband does not. Wife's name will be on title, but isn't primary. Will this affect amex $2500 credit?

My lender kept trying to over-fund my loan as well. I think they're trying to get more financed really. I consistently told them I want my loan to only be the payoff amount and for some reason they kept interpreting that as "I want to gain money during closing" as if I'm trying to take equity out of my house. I finally got them to fix it though.


From what they tell me, those title costs on the estimates are completely made up. They don't have an actual figure on hand until you tell them what title company to use.
Regarding the $1000 match ....
I had problems with them too. I just gave up and accept that I'm not getting that $1000. I think you need to provide them an official LE which I think most lender use the same format.
Also if your doing this after your rate locked, I think it will be harder for my experience at least they said I can only do that 1-2 days during rate lock.

For the over-fund, I never thought about that .... The higher the loan amount for them the better. HHHmm that's fishy but anyway even though I kinda thought there something wrong with it. I just go with it since I'm already too deep on the process.

I'm happy with the entire process overall but I definitely didn't get the best out of it as much as I wanted to.

By quick check, did you actually apply and talk to a lender or did you just check the rates on their website? I got the best rates by talking with someone. They were vastly different than the online tool. Like thousands in lender credit difference.

The applicant (or co-applicant) must be the primary card holder.

My experience was the same. LE was thousands better than what was shown online after I apply.

That`s interesting. I just said them I have a quote and want match and beat by $1000. E-mailed them the Loan Estimate. 5 minutes after he replied explaining A+B-lender credit is your offer we beat it by $1000 so your A+B-lender credit is $1000 less then that, here is your new Loan Estimate. It was really quick and no questions were asked.

Only thing he mentioned LE needs to be a day old latest.

I'm now in the closing phase with Better. No dates set yet but they've transitioned me from processing to closing. So far the process has been very smooth and easy. I am locked in at 3.375% 30YR jumbo in CA. Latest loan estimate shows like $2200 back to me at closing. Then there's the $2500 AMEX credit. I initially used Owning to have Better match the LE. Owning just called me today and said they've now lowered their rates to 3.125% no costs and asked for Better's LE for them to beat it at 3.125% or 3.375% if I want to keep that rate. I guess I'm going to have to wait for them to get me new estimates and see if Better will beat it again. Hate to go through all this back and forth if Better won't match especially since I've already gone so far with them. If Better won't match since I've locked, seems like it would make sense to take the lower rate with no costs in the long run vs the $2500 AMEX credit now.

Yup, this is the case with better.com .... It's gonna be depending on your Team. If your not lucky get a bad team(mortgage, processing, closing experts). Your experience will be different than others.

Better.com need to improve this and they should have consistency.

Well it's kinda expected espcially most of their Mortgage expert don't have that much experience which I suggest when your just starting with better to check the NMLS #
