Interesting. Since I still can't register at The Money Source to see my loan, I was poking around the Better website. I noticed that if I went to the FAQ when I was logged out, I saw:

At some point, we might transfer your loan to a permanent servicer. We collect third-party reviews and survey our borrowers post-transfer to ensure the permanent servicers are quality partners.
TMS will notify you if and when your loan is being transferred. In the event your loan is not transferred you will continue to make payments to TMS.
However, if I go to the same FAQ when I'm signed in, I see:

Has anyone had luck matching multiple times after locking with better? A few people said they matched a day or days before closing. But I wasn't sure if there was a max to how often they can match

You should realize that you can take the Better.com offer back to the original person to see if they can match or beat it. Then take the new offer back to Better.com to beat again. It's not a one-time thing. I sent several rounds of e-mails back and forth to continue to go down.

Maybe it's a recent thing, but this seems to be the exception rather than the rule. Better usually refers you to their float down policy.

Where can I read their float down policy? Their FAQ has this:

Can I choose a different rate or loan product after I lock?
Yes. You'll be locking in all the loan products you see when viewing "Today's rates". This means you can change your rate, your rate type (fixed vs. adjustable), or your loan term (15, 20, 30 yr.) up until you close.

Earlier this month before finding out about the Amex promo I proceeded with a lender by signing e-disclosures. They are now processing the application, verifying employment, etc but I no longer want to move forward with them because their rates and fees are no longer competitive. Do I just tell them at this point that I am no longer interested? I know we don't have a legal obligation with them until the signing of the closing documents but what's the best way to stop the process?

I tried matching before closing but was said they cant do 2.875% as it is not available to me. I ended up closing at 3%. But checked about refinancing again and been told, I can refinance again and get the credit again too. Will wait little how rates are doing in july before doing another refi app.

I'm in Texas.

I went with First Mortgage Direct, who I found on bankrate.com. That was the lowest rate at the time.

I just checked and they're actually showing 2.875% with no points right now. Damn! I should have waited.
