It will reach 2.5%. Just don't know when. Not sure why so many people on here still locking in rates. Seems like people have the attitude I can refinance as much as I like so there's no risk. Is it true there is no detriment performing unlimited refinances?

You cannot anticipate the future and expect the rates will go down every day.
If they go down, in a year you can refi again. No big deal. But if they go up, you are stuck with your old mortgage.

Just new loans. You need to use a realtor to get the deal. I know most folks in here are refinancing so there is probably only a small amount of folks in those three states that could take advantage of this additional offer.

Funny how the more you talk to brokers/lenders the better and better deals you'll get. Especially when you start going back and forth with competitive loan estimates.

I actually locked with my other broker and am still locked as a backup in case the Better deal falls through. When I told them I need to cancel it that's when they came back with the 2.875% and $500 credit
This is how I basically did it. I wish I got yet another offer for them to sweeten the pot as I'm already finding better offers that what I ended up with. But regardless, the lender I had Better ultimately compete against I had locked the rate with. I never submitted the Intent to Proceed though, so my lock expired early when my app was withdrawn the day I got my initial closing disclosure. At that point, I wasn't concerned about the loan not going through.

I'm going to disagree with this statement as written, but agree with the thoughts behind it.

At these interest rates, the most financially advantageous thing appears to be to not pay off the house early and instead use/direct those extra payments elsewhere. Some people are VERY debt-adverse, potentially for good reason (inability to let savings sit). While they make more money overall if they saved the money wisely instead of paying down the mortgage, the savings would not be great enough to warrant them not sleeping at night or blowing the savings on something else (like a new car every year).

Thus, there is inherent value in doing what is emotionally best over what is financially best.

If it matters, I'm in the camp that no issue savings and not spending, so I won't be paying a penny extra on my mortgage.

This is the part that it's me. I never got the automated loan officer/concierge email about it either. I still would prefer the automated email to make sure the back end is flowing well.

I used my local CUs (which ended up being the one to have Better beat) and then looked at Reddit and Slickdeals for mentions of other lenders. It wasn't until recently though that I realized that my loan balance was hurting me. My credit union doesn't penalize you for having a low mortgage balance (as long as it is large enough for then to write the mortgage at all), but many lenders do. Using Better's own rate estimate before applying, if my mortgage was another $100k higher, they would offer me a rate 0.375% lower for the same cost. Punching in similar things at LenderFi, Aim Loan, and others gives me similar results. For my scenario, only credit unions are competitive give what I have left on my mortgage. Once you get to the higher balances, then I see other lenders beating what my credit union was offering me.

Pretty much what happened: I got a lower closing cost from Company A.. I have better match and they did. But then Company A came back with another lower offer, Batter did not want to match. And I asked about the guarantee and I was told no, b/c they matched once therefore I am ineligible.
They matched me twice. First to match the 3% from Company A. I locked rate with Better at 3%. Company A came back with better offer of 2.875%. Better matched it. Now Company A went down to 2.75%. Third time a charm?
