Applied with both Better.com and Lender Fi and im seeing some crazy high costs for 30 Yr, 3.0% or 3.125% in rates. Located in Oregon.

Better.com
  • 3.0% - $6200
  • 3.125% - $5050
Lenderfi
  • 3.0% - $4039
  • 3.125% - $2757
Credit Scores 780+

Thoughts?

Better starts with worse rates trying to reel in suckers. But you have to get an estimate from a local broker and then use that to talk to Better.com to match/beat and get Amex credit on top of it.

Lenderfi only gives good rates for high cost desirable states. Not sure why everyone on here complains that their low cost undesirable areas have high rates/costs. Go find something cheaper in your area.

Yea I just took a look at the Loan Estimate from better at 3.125 and it was insane! Over $13K in Points, Closing Costs and Prepaids.

The only reason I wanted to try and refinance was to go low to zero cost since many are seeing credits not costs.

You can get to lower cost refi, need a good loan estimate from a local broker, or owning.com, so you can use to play ball with Better.com

Unfortunately Owning is CA only. But I will connect with a local Broker as well plus some credit unions over the next few days.

I am seeing a 800 credit score needed for the best rates now, fyi. Loanlock offering me 2.875 for 700 bucks all in, 450k loan, no cash out 30yr.

I received my refund for the appraisal fee the same day I put in my AMEX info into the Better.com task. Signed my closing papers today. My closing costs actually ended up returning me money... I would have gone for a better interest rate had I known the closing costs would be so low, but initially they appeared quite high.
