For Cali residents, Owning.com is offering 15 year 2.5% no closing costs and 30 year 2.99% no closing costs. The 15 year refi is the lowest I've seen them offer. Get an LE from them and see if Better.com will beat it.

For loans above 300k. If your loan balance is below that, the rate is much higher.

They had the same rate last month and I waited thinking it would go down.. then it went to 2.62 for a few weeks and its back to 2.5 since last evening. I have applied last evening (just details) and have a call with a agent at 10 am pt today. Lets see how it goes.

Late to the party and late to get this offer but what's the next best method to refi my existing loan? I don't live in CA so Owning is out of the question. Should I just go get quotes from Better and SoFi and see if one can beat the other?

Currently have a fixed 30 year 4.25% and paying PMI... almost at the the threshold to remove it.

How long does a title report usually take to be cleared? Better received my title report 5/20 and it is still under review. I did have to change title vesting since title was on my family trust.

Whats the issue with the title company? They gave me Radian too and no issues

You have to refinance that. Make sure you shop around to get LE because better dont have the best rates around. You should target atleast 3% rate. If your house increased in value you might be able to get rid of the pmi easily or else you might need to pay to reach 80% ltv

Locked my rate March 3rd (3%, no points, 1k credit, ~325k loan balance, 30yr refi).

Closed March 30th.


Credit appeared on my Amex account today (5/29), so just about 60 days later.

Locked a 2.25% with 2 points 15 yr on Monday. One of the other mortgage brokers I had spoken with earlier called and said he could do 2.125% today with the same point cost. Will better still match after you rate lock?

Depends on what exactly you mean. I closed over two weeks ago. My portal still says my title is under review. However, it was good to go after 3 or so days from when the review started.

Usually yes, but once you rate lock, they often don't beat the other offer, only match it. But all of it is YMMV.

According to the processor they are still waiting for some docs from title to clear for closing. Title report was received May 20. It hasn't moved since then. One task for us on title was to change the title vesting since the title was on a trust.

I was able to go back and forth between Owning and Better and got 30yr rate down to 2.75 no cost from Owning. I never got a LE from Owning on the 2.75 offer. I stuck with Better at 2.875 due to the Amex credit
