What is the best rate that anyone received for an investment property in CA. I have a loan at 4.625% that I want to refinance. Owning.com rates are applicable only to primary residence. Checking to see if anyone in CA refinanced at lower rates?

Locked my rate 15yr fixed @2.5% with zero points and $1347 lender credit. Appraisal was really fast within 2 days of lock. With AMEX credit for Appraisal and 2.5K cashback will end up making 3K Smilie

Prior mortgage was 7 ARM @3.75%

How long does title report take for you guys? Mine was ordered last Friday and I spoke with my processor but there is no update yet.

For another point of reference. Locked in today at 3%, 30 year, 0 points, $1600 lender credit, making my closing costs about $250 without escrow included. Got them to beat a local rate by $750. Once you include the $2500 AMEX credit, it's a no brainer. Paying me $2200 to lower my rate from 4% to 3%. Another mortgage company you can check rates at really easy is boxhomeloans. It's my wife's uncle's company and usually they have the lowest rates with lowest closing costs. Really easy to look at rates without giving personal info. It's who Better had to beat on my scenario. Hopefully all goes well with this!

I suspect you mean the time from receiving it. But since you mention ordered, mine was ordered 4/27 and received 5/4, so one week.

Locked with a lender A yesterday after agreeing to pay for appraisal and provided cc.
called Better today and asked for a match or better it. Better matched it and with Amex deal, it is a no brainer. So, locked with Better late in the evening. also noticed I was charged for appraisal late in the evening by lender A as per my consent. I am ok to lose $500.

my Q is, should I tell lender A as soon as possible that I am proceeding with another lender or just keep silent and don't complete the docs upload etc. I was not ready to lock with A yesterday but he would not give me the LE without locking, so had to go for it.

Yes, tell lender A ASAP and cancel the appraisal you've paid for. There is a possibility that they will refund that too

which state is your home? I am getting horrible rates with a huge closing cost with better.com and I have perfect credit score and income. Owning seems best for CA residents.

Washington state. I checked few local mortgage companies, sofi, rocket but no one came close to better mortgage rate.
