I don't see a reason why they would match owning as they will lose that fees. You should then demand the $1000 cash as promised if they cannot match. I agree nothing comes close to Owning for CA residents.

LenderFI is another competitive lender. I took their LE and asked Owning to beat, which they did. Then I took Owning's LE to Better and they beat that. Took only a couple of hours for them to respond. I would suggest you follow up with Better again. And if they don't beat it, ask for their $1,000 cash as mnsweeps said above. Win win.

Are you in CA? I checked lenderFI and they wanted $7K in fees for the rate owning.com gave for free. Better.com seemed to have the highest rates at least for my scenario in CA compared to everyone else. Only reason I want to do it with Better.com is the Amex credit. If they don't match Owning.com then I will go with Owning.com as I will save more even without the Amex credit.

Yep, I'm in the OC. Ended up with 2.5% for a 15 year no cash out with $2,600 in lender credit after Better beat Owning's LE. On top of that is the $2,500 Amex promo. This was on 5/18, so things may have changed but if I were you I would still ask Better to beat the LE. They've been responsive to me so far and I also didn't need an appraisal. If it weren't for the Amex promo I would've gone with Owning.

What was your better.com offer before matching Owning? I have $5,530 closing fees + $1,526 in third party fees from better.com where Owning.com is offering the same 2.50% with no fees at all.

My original Better offer was worse than yours, almost $8K in closing costs. When I sent them the Owning no closing cost LE at the 2.5% rate, Better beat it by removing the points and added the lender credits which will result in a net payment to me after the refi.

Better's first offer is laughable, but their policy of beating other offers is what sets it apart. I think they are banking on people not bothering to get other quotes.

Currently refinancing a rental in Fl while living in CA. Got a LE from Provident Funding, who is the current lender for the rental. Provident offered 3.5% but with about $3k in points and lender fees. Better beat it by $1k.

Are Lenderfis post application rates for 30yr different than the initial ones you get putting in high level details?

The initial one so get putting in my basic info are ridiculously high with fees. I'm at 3.5% and trying to get in 2.875-3%

For some people yes, for others no. A number of people reported getting lower/non-obscene fees once applying. Mine were just as obscene with $13k in closing costs for 2.625% where Better is $0 (after Amex credit). Even the 2.875% was just under $10k while the lender I had Better compete against was $1,300 for that rate.
