EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Are Lenderfis post application rates for 30yr different than the initial ones you get putting in high level details?

The initial one so get putting in my basic info are ridiculously high with fees. I'm at 3.5% and trying to get in 2.875-3%

I just went through the online application. Rates were similar after applying.

My original Better offer was worse than yours, almost $8K in closing costs. When I sent them the Owning no closing cost LE at the 2.5% rate, Better beat it by removing the points and added the lender credits which will result in a net payment to me after the refi.

Better's first offer is laughable, but their policy of beating other offers is what sets it apart. I think they are banking on people not bothering to get other quotes.
Similar experience; what stands out at Better.com is their ability to match (and in my case, handily beat) the competitors once you submit the supporting docs. Negotiate! I ended up with the most competitive offer from Better.com and multiple users here have had Better.com price match multiple times after back & forth with other lenders...the $2500 AMEX is just cherry on top!

I know owning.com doesn't offer investment refinance, how about lenderfi?
Try Aimloan and Closeyourownloan besides LenderFi. These websites provide nice rate information prior to applying.

Is the loan proposal from Closeyourownload good enough to get Better to match or do I need to actually apply to get the LE?

I couldnt get a formal LE from Zillow Loans, they only provided me with the "worksheet". That said, it was enough for Better and they ended up beating it. So, it seems Better is surprisingly quite flexible and accommodating.

I just took a screenshot of AIM loan rate and other pricing information (not official LE) and used it to match.

I have a 30-year fixed rate locked with another lender @ 2.875, 0 points. Submitted the LE to better and they replied that their pricing team can't match the offer. I figured after all the good reports of price matching they would beat it. Oh well ...

It appears that Better's rate is initially quite high. We need to look elsewhere and then bring a lower rate/cost to Better and then request to match it.

Try these:
Owning
LenderFi
AIMloan
Closeyourownloan
Provident Mortgage
First Mortgage Direct

No. I did not lock until they matched/beat an offer that I liked.

I tried to refi with better.com last year. I ended up cancelling and eating my appraisal fee. They were horrible at communication. I would ask a question and wouldn't get a reply for weeks on end. I would never do business with them again.

My experience was opposite. I guess, it depends on loan officer.

my previous dealings with them I was incredible and very efficient / fast. keep in mind however that I had all my documentation in order and uploaded extremely quickly when they needed it.
