Hey guys I locked in on a 180k mortgage at 2.62 (no points, no credits) with a local lender and I paid a 750.00 lock in fee.(which I will lose if I go with better)

Better will match that offer but will not give me the extra 1000 to BEAT the offer. I thought that was part of their deal, to pay an extra 1k to beat an offer. Can someone weigh in ? My rep is telling me I cant get the extra 1000.00 credit.

They cannot always beat the offer. The offer that I locked at was only a match.

On my 15, they couldn't even match the offer, but got close ($150 more). They cannot always beat other offers, but you still come out ahead with the Amex promo.

Is anyone else getting emails from Better demanding additional information after closing? They want me to sign up with PointServe to verify financial information. I closed over 2 months ago and my loan was already re-sold. What the hell?

My experience with Better:
I negotiated and locked on May 29th for 2.875 on a 30 yr fixed with better offering 1000 $ more in lender credits plus the $2500 on Amex.
Appraisal on May 30, report on June 2
went to underwriting on June 5
Went to closing on June 8 and the loan is getting funded on June 12

15 days end to end and I was always on top of the paperwork. Never have i experienced a better service.

See experiences like this really do piss me off. This week will be 7 weeks! I'm finally closing this week but still. I stayed on top of all paperwork and uploaded everything within just an hour or two or the requests. Sorry I know that I've complained a lot but I just want others to be aware of the fact that not everyone has these great experiences. I'm that 1 star rating against other 4s and 5s. LOL.

Just wondering as you mention $1k in lender credits, does this mean you have any net closing costs (D+E on loan estimate) after accounting for the Amex credit?

I am closing this week with the same rate of 2.875% as you with Better for 30 year fixed rate cash out refi and for me the closing costs for D+E minus $1365 in lender credits comes to about $1200 so after factoring in the Amex $2500 credit will end up totaling -$1300 without counting the prepaid escrow.

Think couldve had a better deal by perhaps additional $1k-$2k lender credits or maybe a 2.75% interest rate with same fees but unfortunately my credit score came in the lower 700s due to a stupid $20 charge made 6 months ago by EZ Pass on a credit card after it was already closed and I wasnt aware of it for several months (The CC company even agreed to waive the late charges after I noticed it and paid the $20 but credit bureaus refused to remove it on my dispute!)

my net credit after all the costs (not including prepaids, escrow) ended up being $1000 plus 2500 amex. so about 3500. I had a 0 cost loan estimate from my local lender at 2.875 and better added the additional $1000 plus the 2500 toward amex

Agreed - they matched a competing offer (they had lower fees too) for me. I am reading on their website, I don't see where they would "pay an extra $1k to beat an offer"

Wow nice, this basically means the additional cost of having a credit score in lower 700s to one of 760+ is at least a couple thousand presumably assuming we both locked in when rates were bottoming out! And lessons learned to be very careful with this stuff.

Which state are you located and who is the lender? That's really good rate for 30 year
