I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

I just checked Zillow offers, and better is offering 2.375 for 15 year loan with $999 fees!
I cannot believe Better themselves can offer such good rates?

I just got offered that this morning from Owning.com, but in process with Better for the 2.5 for 15 with $2200 in credits and no points/fees. Requesting an LE to make sure they are not using points or higher fees. I have a feeling rates will keep dropping.Better has a 45 day drop down guarantee, so Im purposefully witholding my W-2 information to prolong this to stay competitive so as to close in July.

Do you have to pay with AMEX card? How do they know if you close or not? I'm assuming you need to send AMEX some sort of proof that you closed with Better?

When/How did you get that rate with credits ?
I am financing 181K at 2.625 with only 874 in credits. For 2.5 they want 117.00 in points.
I have over 800 credit and a ton of equity.

You will get that info once you lock in a rate. Most if not all do this. I believe it needs to drop down a 1/4 % before it drops your locked rate down to match. Im asking my loan advisor about this. Ill get back once I hear from him.

. Owning gave me nearly $1000 in credits on the original LE. Went to Better to see what was best they had to offer without telling them what I got from Owning. Of course they came back with something that sucked, BUT after being on phone with them for a while, they said "we will give you $1000 back if you can find a better rate". So I did Smilie

Both Owning credit and their "we will beat it" policy amounted to my credits, however, Im really only pocketing $1100 since the other $1000 is used on the fees to close. Essentially, getting credits does not mean cashing out when closing. They will apply about $1000 towards it needless to say. Hope this helps.

Oh yeah, I have over 800 and tons of equity too, but you need to be in CA from what I read. Its super competitive here.

From what they told me is if it drops 0.25% they will drop your locked rate by 0.125%.

Same here, I have Title365 Company which is perhaps who everyone is going through Better has and they are charging a total of $1,100 for me. $550 for Insurance and $550 for settlement fee. Anyone got anything else?

Better selected Spruce for title for me and it was $700/$495 + $55 deed prep + sales tax (WA)

same here.. Title365 for me too and $1100 total fees.. But they were fast and also passed the title info to better... Better is workin on Title now
