Just locked with LenderFi at 2.75% and $400 credit for 30 years. Refinancing 580k at 59% LTV in the bay area, CA. It looks like it will cost me about $790 to close after all the fees and credit. (780+ credit score)

Got 30 year quote from clear mortgage capital. Better matched it and beat by 1000 for the 30 year quote. Then you have the option to select on other terms (30 / 20 / 15 yrs with various rates + points / lender credit). Basically once you lock with Better, you are locked with a rate table, and can choose any rate in the locked rate table 3 days before closing.

For 20 year 2.75
A+B+C is 1164 and D+I is 2094, with 2200 lender credit. So no cost + full Amex credit

I got the Amex statement credit email from my agent in April 30 saying it will show up on my acct 8-12 weeks. I know it's not 8 weeks yet but just curious if anyone on the same closing timeframe got their credits already?

Usually CC rewards are not taxable because they are considered a rebate/discount on spend. I'm not sure this would qualify as that since it's tied to a task, not any particular spend. It's more similar to a referral, which Amex does issue 1099's for. I'd assume you will receive a 1099 for this.
Right, they have to out that to cover their ass.
When you open a checking account with a bonus, i believe the terms very clearly say it is taxable and you get a 1099.
In this case, money does exchange hands during the closing (from or to borrower) , so the argument can be made that that it's a rebate...
We can wait and see next year if they issue a 1099. To be safe indeed we can assume we will

For my investment I got a full percentage point higher than my primary...and it's actually higher than what i already have (4%)

How did you figure out who the title company is? My LE doesn't mention this. I'm being charged $1600 for insurance and $350 for settlement fee. I also purchased the house 4.5 years, so I should be eligible for the re-issue credit of 15% unless something has changed.

Never mind, I see it under the LE section in the online portal. Thanks for the heads up.

Curious - I'm supposed to close this coming Tuesday - have an appointment set up for their notary to come by the house to sign docs. I have $7K in closing ($1800 in fees and the rest in escrow) to pay for. How/what is the process for paying the $7K? Can I put it all on credit card, check, wire, etc.? Do I have a choice? Also, what exactly does the closing process entails aside from my wife and I signing in front of notary? Do we need a third person to witness (would be problematic) etc?
