I'm about to close a refi @ 2.875% 30 yr fixed - plus a $1494 credit - plus the $2500 AMEX.

Just got my closing disclosure.

A+B+C on the closing disclosure, combined == $1100. +$90 in recording fees == $1190.

So they're paying me around $300 PLUS the $2500 AMEX credit to refi.

What a SD. Applause

Can I get more details on where you got that rate and everything? I'd really like to do this. I refinanced in January at 3.75 30yearfixed I want to get under 3, without paying anything and making money

Congratulations for the excellent rate! Don't you need to pay taxes and government fees (E)? It's about 2k on my LE.

Just be aware there is a max limit on lender credit being actually paid out as cash at closing. At some limit, residual credit will be forfeited. If you can time closing to take place near beginning of month, the prepaid interest on new loan would increase allowing it to be offset by residual lender credit (if any).

Anyone have luck finding competitive rates for loans under $300k? I'm seeing few competing rates below $300k even on Zillow and Bankrate . I'm located in GA if that helps.
