EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

So in the span of less than ~64 hours, during mostly non-business hours, you've spammed them with 7 emails? Even during business hours, that's way too many.

Rates right now are super volatile and half of my friends/family/coworkers are trying to refinance, so I bet they're slammed. Just be patient.
Well someone at Better was working last weekend as I received emails as well as a phone call from them! Trying to get me to lock into their noncompetitive rates - no thanks.

Why would you start on a Friday? If you planned properly, you would have started earlier. The fed made their announcement on Wednesday. You had Wednesday and Thurs to get a competitive offer. No one to blame but yourself.

I did start on Wednesday. I was in no hurry because I knew there was no way they were going to be close - their initial rate offering was 3.375 with $2,310 in points!

If they don't want to offer loans in my state just say so. I would have to be stupid to even consider a loan like that. I can get 2.5% no points from local banks.

Was trying to get a slickdeal not get ripped off.

I'm confused at how you got from "them not answering your emails all weekend" to "getting ripped off". I agree with the other poster that you can't be upset that they didn't respond to you over the weekend. Like other jobs, they too have people have only work during the week with weekends off. I would suggest though calling. If you go on your account, you have the option to setup a time for them to call you or you can just call yourself. I've noticed that many times I didn't get timely responses via email.

While shopping for tile insurance, what does the settlement fee entail?

Title - Lender's title insurance
Title - Settlement fee

I'm getting quotes for just the policy and recording but nobody knows what the settlement fee is. Thanks

You got me mixed up with someone else. It wasn't I that was complaining about them getting back to me - that was kapuju. In fact for me it was just the opposite they kept pestering me to "lock in" their attrocious rate.

My A+B+C is $9,147. Rate is 2.625% for 30. Credit is $1,260. Plus I have to put $1,530 down in cash. These numbers seem high. Anyone care to comment?

Do you have any points in Section A? If not, yeah it's pretty high.

As a follow-up Better said they couldn't beat (or even match) the LE I sent them. I countered with give me your best offer which did result in something much more competitive.

LoanLock is giving me 2.625% w/ $1600 in closing costs or 2.75% with $0 closing on a $510,399 loan (max for a conforming loan). On Thursday, the 2.625% was with approximately $400 in closing costs. [30-year fixed]

I think someone said LenderFi was able to get them 2.625% at no cost?

The Amex $2500 credit is basically anything Better.com mortgage related that is charged to the card (could be property tax prepaid, homeowners prepaid, etc.)?

Competitor Estimate

A+B+C = $9196
E+G+F+H = $3331
D+I = $12,527 - $8,210 = $4317

Better Counter Offer

A+B+C = $1714
E+G+F+H = $3863
D+I = $5577 - $1728 = $3849

Both are $363,000 loan for 2.75% interest rate.

All Better did was moved the loan fees into escrow.

Has anyone tried to refi soon after closing? My title still shows the old paid off loan because the city has not finished recording yet. Anyone else run into this issue?
