EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

That's really good! My loan is under $300k which I think may be the reason they can't go lower--I already tried pushing for lower cost (I didn't have a competing LE for a rate lower than 2.375%) but they said "the company only goes down to a certain point on margin for each file" and I'd hit that point.

Where did you get the 2.25% completing LE from?
Interesting story actually, I brought them a no-cost 2.625% 30year from Lenderfi which was pretty great (started with a UWM broker). Better refused to match so then I simply asked for their best offer. They updated their rate tables (per my link) and told me that was the best they could do. I clicked on the 15 year and saw those numbers, when I was in the market for a 30 year originally. Keep in mind that once they update their rate tables you can jump around the other tabs and see what they have. They were also offering a 2.75% 20 year with 6k credit.

Very interesting. I just locked a little while ago so I can't see the tables anymore. Wish I wouldn't have looked even though I wanted a 15 year. Would have been interesting to see what they 20 year offer was. Oh well.

ask whoever you're working with to see the table. Say you forgot to take a screenshot and that you wanted to quickly look over the other options. You can still change your mind. Technically by locking all you did was lock the rate table. You're so early in the process that you can switch to another term and another rate/credit with hardly any hassle. I recommend at least looking at it. They should have the tables internally for you even though its blocked out on the website.

My Loan rep texted me a screenshot of my pricing/table.

Does this apply even if they are doing price match/beat? I feel like they just worked up that one rate and term based on the competitor LE rate and term that I provided. Would love to see other rates and terms though, on par with what they matched

Questions for people who closed on a new purchase with better.com - any hiccups in the process? My realtor keeps saying to use a local lender because online ones will mess up and we might not close in time. I am FTHB in Chicago and closing late July. I have most of the paperwork in order and it doesn't seem like there will be any issues.
Many including myself do not agree with your realtor's comment regarding online lenders. As long as you choose good online lenders (such as Better, AIMLoan, LoanDepot), you won't have any issue.

Quote from HotNerd :
Anyone have luck finding competitive rates for loans under $300k? I'm seeing few competing rates below $300k even on Zillow and Bankrate . I'm located in GA if that helps.
Rate depends on loan amount, zip code and credit score. Generally, loans under $300k do not have attractive rates compared to $300k plus loans.

Quote from PhantasmX :
My refinancing for the rental fell through. They demanded that I carry flood insurance with escrow even though the property is in a zone X designation. Agent said no control over that. I told them no thanks. It would defeat my purpose of refinancing.
As of now, I have no issues with my rental and flood insurance. I haven't closed it. We shall see.

Thanks for that info. Better is quoting me $1,150 for both title insurance and settlement. I called a couple of local title companies and they all quoted me just for the policy ($550) and some minor recording fees (around $100). I asked about the title settlement fees and they all told me that escrow should charge me for that not them. Am I missing something?

Thanks in advance
Underwriters charge for title insurance (could be $800-1500). You can get reissue credit. Title Agents does paperwork and they typically chooses an underwriter. Tile agents charge title settlement fee (typically around $500-700). Recording fee is a separate expense.

Do you need to use the link provided in the original post to get the Amex credit? I forgot to use the link when I was getting preapproved by Better.com. =/
If you use the link, you will see AMEX at the bottom left while entering information at Better website. Once you submitted the information, you will get an email from Better mentioning about AMEX promo. In addition, your lender estimate will not have appraisal fee. If you missed clicking the link, you can delete the application and signup using different email ID.

Quote from sleekwallet :
While shopping for tile insurance, what does the settlement fee entail?

Title - Lender's title insurance
Title - Settlement fee

I'm getting quotes for just the policy and recording but nobody knows what the settlement fee is. Thanks
See above.

What are good rates on jumbo loans Refi?
I locked on 2.75% 30 years for 650k loan from local CU. Prior to this, I locked with better at 3% and they refused to match 2.75%

I deleted my application, and reapplied, but used the same email. Do you know for sure I need to use a new one? I never got the email from Better about Amex Promo, but the Concierge person said they do see that it was an Amex promo application.

What about best price match? Are they offering that as funding on prior better loan is under 6 months excludes price match as per best price T&C?
I matched the first time with fee sheet, hence did not get the $1000 price match. Second time I matched with a loan estimate, and was able get the $1000 discount on top fo the match, + Amex credit. Still waiting for the first Amex credit to come.

Just finished and mine was exactly a 2-week process.
Applied and then locked my rate on 4/14.
Appraisal was scheduled and then waived.
Closing/Signing was on 4/28
Funded on 5/4
As to the Amex offer - I applied via the link, received an email confirmation, was asked for my Amex card info prior to close and actually received an email from my "concierge" after closing that congratulated me on closing and I should expect my Amex credit in 8-12 weeks.
All in all, a quick and painless process.
Received an email yesterday from The Money Source and set-up my first payment so all is done.
Any update on whether you got the credit? Also, did you activate the Amex offer in your account? Or just apply via the link?

So I completed the tasks and was about to pay for the appraisal on a refi when I noticed this deal. I tried to delete the application but it still appears. Is it too late to get this deal?

Do they ask for full credit card number or just last 5 digits before closing?
