I closed in February 2020 with better through my wife's Amex GreenCard.

I did not get an email from better mentioning AMEX promo but my Loan Officer said it was linked to amex deal and I would need to give them last 5 of card at closing. Also I am not paying an appraisal fee, so everything else lines up, but no email. I did go thru americanexpress.com/better

If you cancel after putting $550 for the appraisal, Do you get a refund? Or will they take the $550 since the cancellation isn't their fault?

Based on google reviews, I am thinking to cancel this loan with Better or force them to sell to someone else? Any thoughts or ideas related to this?
6/16 - Loan funded and previous mortgage paid off and account closed.
Over all process seem to be simple and easy.

Why do you need to pay $440 for the appraisal? It should be a free appraisal. I never paid.

They needed a credit card to charge the $550 appraisal to for the "intent to proceed" and then waive the fee but i haven't seen the refund yet.

Sounds like your app didn't originally flag as part of the Amex deal (hopefully already rectified though) as many of us, even if an appraisal was required, didn't need to pay an appraisal deposit through the Amex promo.

Mine specifically said an appraisal deposit of $0 when I locked.

If the appraisal never happened, yes you will get a refund. This happened to me the first time I tried to do this process. I didn't originally click through the AMEX portal and had to speak to better to manually add in the AMEX promo.

Ok, when i locked they said that 100% i'll get a refund since i'm part of the AMEX $2500 deal. I didn't realized they need to do a quick "hold" on my card.
