Getting 2.5% on 15 year with 4200 Lender credit versus 2700 (ABC)

Quick question - can Lender credit be used to fund escrow as there will be additional credit left after ABC and prepaids ?

The best I got in PA is 2.5 with 29.00 credit

Rates are lower for refi's compared to new purchases. Seems unusual

Anyone recommend a closing company in Houston or Texas that has decent closing costs? I think title with the company I would use is around $1200-1400 so about 1900 -2000 total. I got $2K lender credit so it would cover it all.

Who did you match in PA? I have 800+ credit and I can barely find 2.5 with some point fees.

PA is tricky, I locked 2.75%/15ys Fixed with $2000 lender credit on $170K loan yesterday. I was getting $500 credit at 2.5% before I locked.

I am waiting to hear back from my team about a rate match I submitted yesterday. Hopefully they come back with something close to what you got. Congrats on the great rate!

They are issuing me a $4600 credit which is funding some of the prepaids/escrow. They are also asking for 1 year's property tax paid upfront - which seems a bit excessive for a July close. [Tax typically paid in November.]

How much is the loan amount and who are they? Better.com?

They initially matched 2.62 with 800 in fees but then I complained about rates going down everywhere before I locked and they came out with 2.5 and 29.00 credit.
I wont share other lender because he barely did anything on my loan but wont give me back my 750.00 "lock in fee".
