EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Anyone recommend a closing company in Houston or Texas that has decent closing costs? I think title with the company I would use is around $1200-1400 so about 1900 -2000 total. I got $2K lender credit so it would cover it all.
What title company are you using and what rate did you get?

Rates are lower for refi's compared to new purchases. Seems unusual
Why is that? I would think refi is less risk.

I applied for the Better Price Guarantee because to be honest the rates have been awful compared to what I have seen. My "team" at Better has been dodging my calls for the last 3 days. My non Better LE is 2.875 with about a 3k lender credit and Better for the same rate would cost me 10k. The whole $1000 guarantee seems like a scam at this point. Best of luck to those who have had success with them but I hope you don't end up with Arnold as your team lead.
Arnold was my concierge. He was great at replying in the first two days when I was looking to rate lock and compare rates. Then I never heard from him again. He didn't reply to emails at all.

I'm refinancing a property in Los Angeles County ($332,000). Better is quoting $550 for Lender's Title Insurance. Cheapest I've been able to find is $505 (Fidelity National Title & Ticor). Anybody get anything cheaper?

Also, do you guys know if there's somebody reviewing your concierge's emails while they're out of the office? Looking at his availability for calls, mine is out for the next week.

I dunno. It's just anecdotal from what I've seen in the past. Plus, now the demand for refi's is so high that I would expect that alone to make refi rates tick up slightly.

did anyone get a good rate on an investment property?
I got 3.5% but with $2,000 in points. This rate was the sweet spot. Lower rates were way much more. Lenders are tighter with rentals especially now.

Ok, when i locked they said that 100% i'll get a refund since i'm part of the AMEX $2500 deal. I didn't realized they need to do a quick "hold" on my card.
For my app through the Amex promo, it said Appraisal is $0 and when I locked, it said that if an appraisal isn't needed, I'll get my $0 back at closing. I never provided a credit card number to Better, except for the last five of my Amex two days before closing.

Totally get how frustrating that can be to try to get your deal while also trying to not come across as desperate or annoying! It also could be that they are getting slammed in past week with many new applications and may have started cherry picking to be "less" responsive in matching LEs that vastly differ from their own offerings .

Definitely YMMV. I started reaching out to other lenders on the past Friday. A small local broker provided a fee sheet on Saturday. I started better application Saturday night and emailed competitor fee sheet. My better concierge matched Monday morning and I intend to proceed Monday night.

better issued conditional approval as of this morning (one business day after intend to proceed).

Sounds like your app didn't originally flag as part of the Amex deal (hopefully already rectified though) as many of us, even if an appraisal was required, didn't need to pay an appraisal deposit through the Amex promo.

Mine specifically said an appraisal deposit of $0 when I locked.
My app did not flag as part of the amex deal. It was added on later and i am being told that the appraisal fees will have to be paid and will be refunded before closing. Also, I will be able to provide card information for amex credit close to the end of the process.

My current title policy is with Fidelity and they quoted $505 also for LA County. I asked about a reissuance rate and they told me the refi rate ($505) is lowest they can offer.

Reapply using the Amex link. They should not be asking for credit card information for appraisal, when it gets tagged correctly to the Amex promo.

Does anyone have a link/post # to Amex cards that qualify? I saw the list earlier but went through 20 pages and couldn't find the picture.

All US-based Personal cards issued by American Express itself.

Thus, a Bank of America Amex or Wells Fargo Amex and such would NOT qualify.

Just got told that $5000 was the most credit they can offer. The competitor is offering 5K as well. Anyone get more than $5000 in credit? This is for 3.125
