Ask the competitor to lower the credit by lowering the rate. A 3% would have lesser credits, which might be easier to match and beat by Better

Box Home Loans is my uncle's company. I got a great family discount rate and got better to beat it by $1000, and I am now refinancing through Better. And the cherry on top is the $2500 AMEX credit. So yes, it's a great deal once you factor the match + $1000 + $2500. I did my first mortgage with Box Home Loans and they have great rates. They've been bombarded with refi's and new mortgages that they artificially made their rate's go up. Can't keep up with demand.

How's 2.75% for 30 years with $1,714 fees and $2000 credit? There is a $4514 escrow that I need to put in.

I had an account created with Better.com before I learned about this offer. I called my loan officer and asked him to tag this offer to my existing file and he did. On my end (better.com account) I am not seeing anything different though that would tell me I am applying via an AmEx offer. Is there a way to tell on my end if the offer has been added to my file? I am ready to rate lock but want to be sure this offer is applied on my account before I do so. Not sure if anyone else was in this situation and any advice is appreciated. Thanks much!

I'm currently at 2.75% for 30 years. California. $510,000 loan.

A + B + C = $1294 (D)
E + F + G + H = $946 (I)
D + I = $2240
Lender Credits = $2503
Total Closing Costs = -$263

Property Tax in California, especially San Diego is outrageous. Unfortunately, my 1 year home insurance is coming up so I have to pay for the full year right now too.
