i asked for the reissue rate of the title but they haven't updated that yet. this seems really high.
I was in same boat as you couple of weeks ago (in TX). Hence, I sent them a competing title quote from https://www.titleclose.com/. It took them about a week but they increased the LC to match the difference. Eventually, when the final CD was issued prior to closing, Radian changed their rates to reissue rates and hence, I came out ahead because they had increased the LC earlier. Hope this information helps.

BTW, I closed on 6/11 and loan was funded on 6/16. Rate was 2.5% for 15 years.

I'm counting on that. From what I can tell the offer is available to any Amex card holder (as long as the card isn't a co-branded card). I applied for the Amex card last week and I'm in the process of doing my refi now. Fully expect to get the credit. The amex offer has been referenced in some of the email communication with better so that also makes me pretty sure I'm good to go.

Do I still qualify for $2500 statement credit ?

It depends on your ltv. If ltv is low enough (how low? That idk) the rates and credit/ points won't change.

No. One of the loan applicants must be the primary owner of the Amex.

People paying 20k in taxes and insurance are typically in houses that appreciate heavily and have an extremely low ltv like 30% or lower. Escrow doesnt save you anything in those cases. Plus 20k paid half a year early is a big deal. Throw it into tsla and it will become 40k in a month.

Yes. I initially locked at 2.5% with $1.5K in points paid by me. After a week, I negotiated on points to reduce it to $500. At the end, I pushed back closing date and submitted another loan estimate - which they matched. I ended up closing at 2.375%, 15 years, No points. Thinking about it again - I would wait until the end, get the best loan estimate and do it once.
