I have received final loan closure disclosers @3.0% (i did not sign yet) and have another LE @2.75% - can i go back and ask BETTER to match again ?

I also noticed, "Services you can shop for" they have added additional $250 to actual LE given during the lock. Is this common ? Not sure if I can ask for price adjustment.
Can someone clarify ? Thanks in advance

What specifically increased, did you use your title/settlement agent? Did any circumstance change?

If you are locked they would be be unlikely to change loan terms as they are bound by their lender agreement on no changing terms after locking.

I'm in texas. Better assigned me Radian..
Title - Endorsements $192
Title - Guaranty fee $2
Title - Lender's title insurance $2,337
Title - Settlement fee $225
Title - Tax certificate $75

i asked for the reissue rate of the title but they haven't updated that yet. this seems really high.

And that 20k has to be paid in any case, escrow or not. I know that escrow can suck especially when are asked to overpay some reserve amounts on top of what's actually due. However would you give up 2k in lender credits or accept an interest rate of .125% higher to remove escrow (or take the chance that some months down the line after closing can again remove it)? That was the difference quoted to me for a 500k 30 yr loan with LoanDepot

It all varies from offer to offer. When I'm cross-shopping, my initial checks everywhere are with escrow. Then as I narrow it down to a few, I look into what the difference is for waiving escrow. For my Better offer, the CU I used as the competing offer didn't charge anything to waive escrow. Every single option in my point selections was $404 higher. That $404 could easily be worth waiving it. However, the next person may find it MUCH more of a difference.

Thankfully, in the end, I pushed Better b/c the CU didn't penalize me for waiving escrow and Better agreed to give me the lower point cost w/o adding the escrow in.

Signed my loan docs. 2.5 interest rate for 15 years. Cost $2500 fee and points. Hopefully close within a week.
