EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Check Radian and Ravenswood.
Is Radian one of the cheaper ones in Texas? Better assigned them to me directly and my title insurance was $981 and settlement at $160 something.

I don't have Amex card, did this $2500 offer work for anyone who just opened the Amex credit card account, and the next day applied for a mortgage through better.com?
I believe that should work, can apply for one of the no annual fee cards like Amex Everyday

I have received final loan closure disclosers @3.0% (i did not sign yet) and have another LE @2.75% - can i go back and ask BETTER to match again ?

I also noticed, "Services you can shop for" they have added additional $250 to actual LE given during the lock. Is this common ? Not sure if I can ask for price adjustment.
Can someone clarify ? Thanks in advance

What specifically increased, did you use your title/settlement agent? Did any circumstance change?

If you are locked they would be be unlikely to change loan terms as they are bound by their lender agreement on no changing terms after locking.

Just a bit of an update here since my last post.
  • June 12th, final closing disclosures and has me select my Closing Date. Picked first available with he minimum 3 business days legally. June 16th Closing Selected
  • June 15th. Received New Closing Disclosure with lower Closing Costs
  • June 16th. Received an even newer closing disclosure from the prior day with costs lowered once more. Notary came to my house, wore mask, signed all papers in about an hour or so.
  • June 17th, sent wire for Escrow/cash to close.
  • June 21st is Funding Date
Just for everyones knowledge I was in Forebearance when I started the process.
What does it mean when you're in "Forebearance"?

Umm because rates and terms are often better when agree to escrow? I've been successful in removing it a few months later with actual servicer.
How much better? Taxes and insurance around here are like 20k. Are you willing to pony that up to get a few extra credits?

And that 20k has to be paid in any case, escrow or not. I know that escrow can suck especially when are asked to overpay some reserve amounts on top of what's actually due. However would you give up 2k in lender credits or accept an interest rate of .125% higher to remove escrow (or take the chance that some months down the line after closing can again remove it)? That was the difference quoted to me for a 500k 30 yr loan with LoanDepot

It all varies from offer to offer. When I'm cross-shopping, my initial checks everywhere are with escrow. Then as I narrow it down to a few, I look into what the difference is for waiving escrow. For my Better offer, the CU I used as the competing offer didn't charge anything to waive escrow. Every single option in my point selections was $404 higher. That $404 could easily be worth waiving it. However, the next person may find it MUCH more of a difference.

Thankfully, in the end, I pushed Better b/c the CU didn't penalize me for waiving escrow and Better agreed to give me the lower point cost w/o adding the escrow in.
