I don't really want to begin the process if I'm not qualified.

Quick question. If I already locked my rate with better.com , can they still match a competitor loan estimate? Or once it's locked it's too late to match a competitor ?

You don't need to go through AMEX site. Click on the link on the first page is all you have to do to get started.

Basically all mortgage companies were doing these at the start of COVID. You could stop paying your mortgage for a certain amount of time and then its all due at the end of that time period.

Now Foreberance is seen as a bad thing because likely hood you lost your job or something. You are not allowed to Refi a mortgage until 12 months have passed after a forebearance. But they have made it more flexible lately and Better.com allowed me to refi anyway since I did not miss any payments.

I had to provide my credit card payment for the appraisal and rate lock. Once thru underwriting, determination was that appraisal was not needed. Just completed a task to acknowledge an appraisal refund.
