I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

I responded to him and said to go ahead and find out and let me know. I think it was the next day (or maybe even the same day) they got back to me and said I was eligible for the reissue title insurance rate and they lowered it on my LE in the better.com portal.

I would also suggest you let them know you plan on shopping title companies just to keep everybody honest. I think it will be easier just using better for the title stuff as far as streamlining the process so I'm glad they matched the other company.

Locked my rate. I was also eligible for a PIW (Property Inspection Waiver). One less thing I have to schedule and take time off work to complete.

What rate? 30 years? what your loan cost and credit?

157k Loan 54% LTV
2.875 @ 15 years. Closing costs A+B+C were $1961. I should be eligible for a re-issue credit on title insurance so that might drop it. I quoted Title Insurance and what Better was offering was in line with other title companies.

I closed my Better re-fi this past week.

2.875% 30 yr fixed
2.893% APY
A+B+C=$1182 (A was 0, B was $47 - remainder was attorney/title re-issue)
J=x-$1525 (credit)

I explicitly did prepaids to get the full credit, will get out of the impounds later (paperwork I signed clearly states it's optional but I requested it).

Then I get the $2500 AMEX.

Insane deal.

They are not busy. They have a well documented policy that once you lock the rate, the concierges start outright ignoring you. You can easily reach somebody else at better at later stages of refinance, but not your concierge. I emailed, called and texted mine multiple times and never got a single reply.

They are pretty much useless. They are salesmen. Once they got you to lock, they wash their hands.

You really don't have a clue if you don't think these lenders are backed up due to the current rates.
