EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

My Loan Amount has stayed the same, but my "Estimated Total Payoffs and Payments" has increased a couple times. Any idea why that is? My prepaids/escrow haven't changed, but it has increased my cash-to-close amount. I'm not sure I care if it's just them estimating what I'll owe my primary and 2nd mortgages at time of closing.m and they dial it in by closing time. That's my guess. I just don't know where they got their numbers from since they don't match the statements I sent them for those loans.
Your closing amount is probably changing because they have requested a payoff from your lender.

Total cost depends on loan amount. Reissue discount is 50% in my case.

I received a copy of the payoff quote that Better requested from my current lender. The payoff includes interest through July 17. Would the goal be to close on the refinance as close to that date as possible to avoid paying double interest? Or does the current lender refund the extra interest if you close early?

Hi -

1 - So I dont see this offer on my Amex card but am authorized user, so maybe thats why? But is there any way to have this offer added to my account?

2- I was preapproved from better (am listed on title of the house), and aimloan is giving me a lower rate for 10yr - 200k loan (2.5/ 2.65 APR) with 2k cost and 1k in credits, would the next step be to try to have Better try to beat it?

3- am i missing anything else?
Most people don't see the offer and you do not need to see the offer to be eligible. It works so long as it is NOT the AU card that you submit for credit prior to closing. Also card cannot be a cobranded card like Delta/Macys. So in your case, make sure that the main Amex card holder (not you) is a co-borrower. You can add co-borrower even after starting the application. Use that persons Amex to get the credit.
Yes you can submit that LE from aimloan to Better to get matched.
You can try shopping around a bit more. That rate looks a bit on the higher side.

You will get refunded the extra amount from current lender. They always send about 3 to 5 days of extra interest just in case there are delays. The excess amount is always refunded by the current lender.

I was at 3.5% fixed 30yr for $400k, refi'd on 6/5 via Better for 3.25% 30yr ($280k), currently attempting a 2nd refi at 3% for 30yr (with about $1k out of pocket + escrow). I do think because I'm under the $300k loan threshold Better isn't able to go any lower; has anyone gotten a quote for lower than 3% for 30yr under $300k?

Just curious to see if anyone gotten 2.625% with $0 closing cost (Loan cost - Lender Credits) for a 30 years conventional 300k-500k loan.

Best I got is 2.625% with $2,714 Loan Costs $0 credit.
Who's the lender?

Also just asked better about refinancing again. My agent told me there is a 180 days cooldown. This just really tells me that these agents dont have a proper training as other able to refinance again without waiting for 180 days.

How long did the approval process take for everyone? It's been about 2.5 weeks waiting for Better to began closing. I emailed them and they said it was due to the title company dragging their feet. I just want to get this finished ASAP.
