I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

Has anyone run into issues where the loan consultant refused to beat the offer by 1k due to the AMEX offer? He will only match it, not beat it and is throwing the T&C at me. Any way around this or to get a new loan consultant? My loan consultant's initials are AR.

For reference this is round 2 for me so I'm pretty familiar with their process.

My loan consultant failed to match rates from 3 other lenders, and told me the price match offer does not apply for the reasons listed below.

The fine print basically allows better.com not price match anyone. Most loan rates are determined based on the Credit Score, Debt to Income Ratio, and Loan to Value Ratio. It varies based on the deal, and most people with good or excellent credit get a discount on advertised rates.

Better.com has a nice website, but they are pretty shiesty. I woudl stay away from them if you have good credit, you can get superior pricing elsewhere.


Fine Print:
9. Offer cannot be combined with any other promotion. Offer is invalid if the borrower submits an LE from a lender with a rate that is not publicly available (e.g., requiring a minimum amount of assets under management). Each borrower may only take advantage of this offer once per loan application.

10. Better Mortgage reserves the right to rescind or modify the terms of this offer without prior notice.

The consultant/concierge go through a rate desk to approve a price match They don't really have any control of offered rates.

Has anyone had problems with one of these third-party (bifurcated) appraisals? Ours was done by a company called Mueller. Basically a 3rd party came to our house just to take pictures (which were awful), and he then sent the information and pictures to the actual appraiser in a different state. Of course they have no idea about our town and chose awful comps in incomparable neighborhoods, including a short sale that just sold for $70k less than it had 2 years ago (duh, it's a short sale)! The value came back very low and our appeal hasn't been responded to by the appraiser for 3 weeks. If this Amex deal wasn't so good, I'd jump ship right away.

Based on the number of people in this thread that have successfully done this deal, I would say that your experience is not the usual. Unfortunately they cannot beat or match all rates . This is why their fine print ALSO includes that they will pay you $1000 if they cannot beat another lender and you close with that other lender. However, you can potentially ask them for their best offer. Once you add in the $2500, it would likely still beat any other lender. For me, they could only match my best offer which blew my mind in the first place.

Some people have mentioned that they are starting to use the Amex credit as a way to offset the match. Also, it may be possible that they won't beat by $1000 if your last time was within 6 months. I think I saw that in the T&C previously.

Better.com refused to price match,or to provide the $1,000 "Price Guarantee"

It's not worth paying $3200 extra for a loan to get a $2500 Amex credit.......

Everyone's situation is different. For some people, this may be a deal. But YMMV.

Better.com is NOT honoring the price match guarantee on their website with the AMEX offer.

If you have excellent or good credit, shop around. You can likely find superior pricing, even if you don't get the $2500 credit from Better.com

Yeah what's frustrating is this does not seem to be applied across the board which makes it appear this is not actually policy, just different consultants ways of interpreting the rules.

Just started the process yesterday. With the $2500 credit and saving 1.25% on my Rate (going from 4% to 2.75%) and switching to a 15yr, it made total sense. Also you get the free Appraisal and I was able to shop around and find a better price on the points and they gave me a $500 credit. Looking forward to the next steps and hopefully the $2500 credit. If it all works out I will be making a couple of hundo on this process.

My point is that you are going to file a complain for misleading information because unfortunately things didn't work for you yet it's worked for dozens of people so it's not misleading. Sucks that this deal didn't work for you and it's also possible that they are tighten the money strings so the process is getting harder. Yet, it's a valid deal. Also Amex has no link to whether or not better can price match so writing a complaint about them makes no sense.
