My loan consultant failed to match rates from 3 other lenders, and told me the price match offer does not apply for the reasons listed below.

This basically let's better.com not price match anyone. Most loan rates are determined based on the Credit Score, Debt to Income Ratio, and Loan to Value Ratio. It varies based on the deal, and most people with good or excellent credit get a discount on advertised rates.

Better.com has a nice website, but they are pretty shiesty. I woudl stay away from them if you have good credit, you can get superior pricing elsewhere.


Fine Print:

I'm sorry this deal seemingly will not work for you, personally. Did you submit a valid Loan Estimate to Better? Are you actually going to close with another lender and attempt to get $1,000 from the price match guarantee? Or they already told you no?

I submitted three loan estimates to Better.com. They would not match. I am proceeding with another lender.

Better will not honor the price match guarantee when using the AMEX link. I posted the email, along with the concierge and consultants name a few pages earlier.

My point is this: If you have excellent or good credit, please shop around and you will find rates that are much better than what is offered through Better.com.

If you get a better rate by .25 or .5 percent by using another lender, it can make a huge difference over time, even if you don't get a $2500 "credit"

I agree wholeheartedly. Better's business model seems to be snaring the unsuspecting person by offering laughably bad rates, to offset folks who are savvy enough to provide competing LEs - I myself would have done so back in March when I refi'ed down to 30% had I known these guys are all about playing the match-an-offer game. While people in this thread have been able to play the game in their favor, which is nice to hear, it seems like Better is making it increasingly hard to play. I'm already at 3% now, so for me to really test them, I need rates to drop a bit more to make the whole pain-in-the-rear that refi'ing is, worth it.

Someone wake me up when 2.875% with enough of a lender credit to make it truly a no-cost loan comes around!

Not sure how many of you are familiar with mortgageprofessor.com. Run by a retired Wharton finance professor as largely a labor of love, they allow you to put in your particulars (no identifying information) and will then show you the rate sheets of lenders who have an arrangement to allow the site to pull the rate sheet directly. The site is updated once at approximately 10:30am. Keystone Funding is consistently the best priced. I went with them back in March and got 3% with $3400 in lender credit - since they didn't charge any origination fee at all, my total loan cost was around $1600, so the remainder just funded my escrow, and I made about $2k on the transaction (i.e. pocketing the escrow refund from my prior lender). Had I known Better was in the matching game, I would have tried, but I doubt Better would have been able to beat it. Keystone closed me in 21 days. Great folks and very communicative. Better has a "pretty" interface, but I think it's staffed by college kids.

Yeah, I missed the dip this last two weeks, but I'm also looking for a 30-year. Even with 800+ middle credit score, I can't find an LE from another lender competitive enough to play the roundabout game of getting them to beat it. As we all know, region and loan size, among other things, factor in. Maybe in the next few weeks... Congrats on scoring a slick deal though. Don't begrudge you at all. We are all about deals here and you get nothing but Applause from me!

Yes. You can also, if you wish, ask your Concierge the verify your card is eligible. They will ask for your name on the card, email address for Amex, and last 5 digits of your card number. Two or three days later they will confirm whether the card is eligible or not.

I'm doing a 2.75% 30-year with $3.5k in credit. Lenderfi will easily give you a 2.875% no-cost at this point, and you can bring that to better and improve it further. Hell you can get 2.75% no cost if you work hard enough. I got a 2.625% no-cost from Lenderfi on a 30 year. As for the painful part, I've never found a few hours of sitting on my ass at the computer to save thousands very difficult. But I guess everyone's experience differs.

For the people who were talking about reissue rate, I reached out to Better and see if they could provide it and this was their response "Additionally, our title team has confirmed we are unable to offer a reissue rate on a purchase as that would apply to a refinance." Is this correct? This is a new purchase. The last owners bought the place in 2017 and are selling it now. Based in Chicago and they're using Chicago title.

Tried with a 10yr fixed, consultant said they dont provide rates for that, so looks like im SOL on this deal and will have to look at AimLoan or LenderFi
