I sent an LE to better.com for a match (approx $6k less in A+B+C - credits). Better.com finally came back with an offer $1.6K above the competing offer. The consultant mentioned that along with the $2500 Amex Credit I would still be better off by $900.

Did you try radian? My original fees were about $2300 and they quoted me at $1600. I finally was appointed a processing expert last night. I scheduled a call with him this afternoon. I'm hoping they'll just match my competing offer. I will report back after my call.

6/16 - Rate Lock
6/17 - Title ordered

6/22 - Title Received/Cleared by Better
6/24 - Called them about the email that I sent, since I didn't hear anything back. They said that my Processing Expert is sick and they'll put a note in my account about it
6/25 - Received above email.

They quoted me $550 each for Title Insurance and Settlement Fee. I forwarded a quote from my local title company for $505 Title Insurance and $95 Settlement Fee.

Was the cheapest I found by a decent amount for PA because they include all fees. Second cheapest was actually a title company about a mile from me that waived a lot of their fees because I was so local and they wanted to help a neighbor out, third best was radian.

Again, better ordered a title even with me telling them I plan to use a third party, so hopefully the match, or are prepared to throw away the title search they just paid for.

I called alttitle and they emailed me a written quote which matched the online calculator exactly, but I figure it'll be easier to get better to match a formal written quote over their website

Anybody has dealt with Rocket Mortgage with same Amex offer? And when "closing cost" is referred here, does it normally include the "transfer tax" etc that government would charge? I notice that for Rocket, they did not include the govt side of cost, so their cost looks competitive, but then when you add that portion on and even minus the amex credit, it is somewhat on par with the quote i got from others.

2.99% with 3.3k cost (plus 1.6k govt stuff ) -possible 2.5k amex credt was what I got today. And they are trying to push me decide today and said that they can guarantee close within 45days (claiming a lot others may just lure me in with lower rate but fail to close within the lock period).

It is on par with what I have been quoted, but with the assumption that I will get 2.5k from amex.

Another question regarding looking for title work myself, what exactly should I look for? Is it just "title insurance" or it is a settlement company I need to look for?

I actually did change my title company after they had already ordered the title. I noticed that my title insurance dropped on my account and I was happy with the new rate. Then I realized that I never really shopped around. I later realized that drop was due to title reissue. Anyways, I told them that I wanted to go with my own closing agent. I was told that they already did the title search and not offered to the choice for a price match. However, they didn't push back on changing to my title company.

I called a local title company regarding shopping around for title service. What I was told is that I'm essentially shopping for the settlement/title company as a whole package, and they would be the one to show up at closing signing. Their fee was around $600 which does not include the title insurance (lender's policy) and she told me that it would be similar almost anywhere.

I asked that I had title insurance from last refi a year ago and if there is something called "reissue credit", and I was told that any discount or change for that title insurance needs to come from that title company I closed with last time, so if I want to have discount, just need to use that same settlement company. This is essentially the same from the title insurance company's explanation, that I would need to use the same title company as last time in order to get any discount on the policy.

I then looked at my last refi's closing document, i notice that there was only an settlement agent fee for ~400 and then the ~1300 title insurance. Is this $400 the counterpart of ~$600 I was quoted today? It looks like I will need to use the same title company if I want to save on title insurance?

I'm a little confused.

YMMV but a lot of people have got them to match after lock, but they wont give you the extra $1000. But if you read through the thread a lot of people got a rate match after lock.

By a no cost loan, do you mean one with no points ? Because there will still be Title expenses.

Maybe a dumb question but what charges can you put on the Amex card ? All the closing costs, cash to close etc.. ?
