EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

All,

I got a better rate and lender credit from a competitor, sent it to Better to match the rate. They will match but the rep is referring to the $2500 credit and matched minus the $2500. In this case, should I rather go with the competitor? Any body ran into this situation? Thanks
If they can not make it better - then tell Better to pound sand. Match ALL the charges to make sure. Side question that I do not know. Is that $2,500 taxable income? Does Better or AMEX send a 1099 on that money?

Yes my friend, I did and moving on. The $2500 is a rebate, correct, probably not considered as income. Not an expert, let someone else with better knowledge respond. Thanks.

It doesn't mention the $2,500 offer, but they can just elect not to match at all.
Thanks, no worries. Decided to go with LenderFi, since no need to wait for the rebate. Other than the $2500, still a better position for us. Without this thread would not have landed with LenderFi.

Better.com increased my Origination fee (points) when i asked them to not Escrow my Taxes and Insurance. Anyone else have that experience? I guess you can just cancel it after closing?

I locked 2.75 @30yr with 0.018% of Loan Amount in Points (in TX) and went with my own Tittle company to save half (qualified for the half of Title deal since I closed less than two years ago). Opted not to include Escrow in my loan as it didnt make sense to do it, but I think Better wanted me to. Loan should cost me nothing with the $2500 Amex deal.

For those who have already closed, how long does it take to move to final closing from approval? Got approved in 06/24 but no updates since then. Thanks in advance!

It is standard to charge higher rates or points if you don't escrow taxes and insurance.

Can you just change it after you close and your loan is sold?

There is generally a higher rate or a % point charged to waive Escrows. I simply keep it during refinance and later you can request to have it removed.

The later part all depends on the lender and sometimes they will sometimes they wont based on Fannie etc.
