EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

LenderFi is not responding and still hasn't give me a loan estimate.

So I filed a complaint with the CFPB. At this point, I don't want to do business with them at all. I just want my hard check removed and I put this in the complaint.

Loan Depot was also slow and I had to call them myself to get a loan officer assigned. He verbally gave me some offers and I'm waiting for the actual documents.
Why worry about the hard pull? they all get grouped together.

So started process with Better. Got prequal. Have a few questions.

I went through the special link from Amex, but dont see any mention in the emails I received from Better. Do I need to email the concierge to get it added manually?

Skimmed through few pages here and seems like people are getting competing rates mostly from Loancabin, Lenderfi, quicken, provident (by the way what's the wesbite for them, I find lot of provident "banks" that offer mortgage.)

I am going to check with couple local CU's too but if there is any other direct lender I should check please let me know.

Also try https://hightechlending.mortgagewebcenter.com/ you can get instant numbers. They were cheaper then the other sites for me. I did email them before I did the application and even get a better rate and lender credit.

Hard pulls cant be removed. Some people refinance four times a year. They dont care about a hard pull. Lenderfi is a terrible company. They make getting an estimate a nightmare.

Loan depot is going to spam you like crazy. Why cant companies give online estimates without personal info? This whole refinance game is a terrible experience. Buying tsla is much more fun.

Wow! Congratulations. Does that come with discount points and closing costs?

They offered me 2.625 yesterday with 0 points but with 2700 to 3500 estimated closing costs. This is in CA with excellent credit with around 72% LTV ratio.

May I know what is the APR and total cost for you to close?

APR at LD was 2.362. "D. total loan costs" were $3200 but I got a lender credit of $2k.

The rates pretty good, I would think they would go lower once you actually apply with your information. Thanks!

I emailed them before I applied. They dropped the percent by .25 and kept the same lender discount. So it's worth a shot. I did not try to get better to match due to I did not see the offer on my AMEX account. So did not think I would get the $2,500 credit.I know Better advertises they will pay for appraisal but a lot of times the appraisal will get waived just like it did with mine.

Getting online quotes : They need some personal information as the rates vary based on YOUR income, expenses, loan to value, credit scoring, etc. I had no problem filling it out for a half dozen including LenderFi. apparently some have had trouble with lenderfi - they were quick and gave best quote that I got Better to match.

I did Lenderfi rather late in the process and they matched the best deal I had. And then Better got me there. After lock I got a bit more and then near end of process I showed a better Title pricing and they kicked in another couple hundred.

No I haven't locked my rate. I sent better an unofficial estimate. I am going to proceed with the other company (Loan Cabin). Once Loan Cabin provides me with an official estimate, I will send it to better to try and match again.

Loan Cabin so far has been the best rates and despite being slow as they took 3 days their numbers held up on my LE. $240K Loan with -$1000 Credit for 2.75%.

I was surprised that Better countered that with 2.75% and -$348 in Credit but also said that the Amex $2500 would make it a better deal and I dont know what I can do to push for more which I dont know if they will. Initial Better offer was 3.375% with $19000 in Fees for ABC=D.

Send better an official LE and go from there but Loan Cabin looks like a legit place at this point without any bS.

There's no problem giving income, ltv, credit score. But no one wants to give out email, address, phone number. They'll spam you like crazy. None of those contact details are necessary to give a loan estimate. Just show it on your website.
