EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

I have spoken with couple of lenders and I don't ask include escrow when I am talking about closing costs. And it may seem attractive to jump on to a $100-200 lower per month payments but with $5000 rolled into you loan you will need at least 2-3 years ( $200x25 months) when you are even out. If you are absolutely certain on staying in home for say next 4-5 years then only it makes sense to refinance. For my case, that's a bit tricky decision. And not mention it after saying in a place for 6-7 years with 30 year mortgage , you are refinancing again for 30 years then you are restarting you pay more of interest over time. The math has to make sense in both cases. I hope most of people here thinking or at least are aware of that.
My understanding is that if you do escrow, then you get less points for a given rate cause the lender likes knowing that tax and insurance payment is guaranteed. And you can always remove escrow after it goes to servicer, (which may incur a cost, depending on the servicer.)

how long did the title process take?
Started to June 16....it now says they are reviewing the title. Have not been assigned a closing agent yet.

Keep an eye on your "initial closing disclosure" document you are suppose to review before closing. I was supposes to get 1000.00 of lender credits and it was in all of my disclosure statements prior to this one and this one it was taken out for some reason. I told them unless it gets put back...no go.

Every official loan estimate lists escrow separate. You can easily see what the REAL closing costs are. Even though you are setting up a new loan at 30 years, you may or may not be paying more interest. You need to do the math on a spreadsheet.

Hard drive? You can do this entire process just on your phone. That's the beauty of better.com.
Yes, you can do a few on your phone. I worked with 6+ lenders. I kept a PDF copy of every LE on my hard drive and put all the numbers into a spreadsheet. Never try to figure out the numbers via a phone conversation. 99% chance you and/or the agent will screw it up.

Has anyone successfully received cash back at closing from Better. I can't get anyone over there to answer why they reduced my loan amount from the LE that was originally showing cash to borrower at close.
I got 1800 back from Better. The cap was 2k before it became a cash out refinance.

Do we have anything (maybe a wiki?) showing timing on when people received their cash back? My loan funded on May 6th meaning my 8 weeks was yesterday. it says 8-12 weeks so I would assume it would appear at the latest by the end of this month. Crossing my fingers!

Better matched my LE from other broker.

2.5% 15 years no points - Rate Locked

D= A+B+C = $1779 ( I am going to bring this down to $1079 found lower title cost)
E+F+G+H = $4947(Homeowners Ins+ Property Taxes)
D + I = $6,726
Lender Credits = - $1,071
Amex credit =- $2500

Is this good?

TIA

Do we have to inform Better' agent about Amex $2,500 deal prior to any matching/negotiation?

Also, I forgot to click on the Amex link when starting the application process. I only filled out some parts so they can give me the Loan Estimate so far. Is that too late to qualify for the Amex credit? When do we have to to click on the link?

Looks like AimLoam turned off their automatic LE process if you apply via the website. Now its only giving a calculation sheet instead of LE. Oh boy... getting more and more difficult to get any LEs now...

Yes... read the terms - how would they know? I would start over. Try to use a different email as well.

To be eligible for the $2,500 statement credit, you must (i) click-through the dedicated offer link, and (ii) submit a completed application on Better Mortgage's webpage dedicated to the offer no later than 7/25/2020,
