I price matched better yesterday with another lender LE. When I got the new LE from Better, they increased the loan amount on the 1st line from the previous LE. I know this is an estimate and I know my payoff amount. Does this estimate really matter in the end?

Way too many factors. It all depends on your credit score, loan amount, loan to value, and where you live. There has been many sites posted here to check rates instantly.

Applied online yesterday evening (just pre-approval). Talked to agent today and they gave a 3.125% for a 30 year. 330k loan with < 80% ltv. I asked if they will beat the competitors quotes. Agent did not sound positive, and said they will try to match but they are not trying to beat anymore. Agent suggested if I can get 2.75 else where without points.. may be I am better off going there. Do you guys think I should pursue this or just try with another application?. I did not submit competitors LE yet.

Depending on your credit score a 2.75% without points should not be hard to get. I would try to get a LE for that and if you want submit it to Better. If they say no you can go with the other lender.

Unfortunately, my experience with better.com has been extremely stressful. They ignore all emails. It is very hard to get hold of anyone even for important changes. Moreover the title company doesn't even provide the email address of the person who will be dealing with closing docs. I am seriously considering backing out of the deal. $2500 amex offer is awesome but i wonder if it worth this much stress.

Thanks I actually did consult with a real estate attorney yesterday. For those in similar situation this is what I found out:

1) I can keep the title as sole ownership. Since it was purchased prior to my marriage I can keep it the same and does not complicate title process during close since I can keep the titling as sole ownership. If I were to buy a new home now that would be different.

2) However, while community property doesn't really affect the title during a refi, it does dictate that from the time of marriage moving forward my spouse has claim to half of the equity build up on the home. In the event we were to get separated the courts could split the equity that it gained. This presumably includes the principle reduction and the appreciation in gain since money I earn while I'm married is considered community funds. Also any funds applied during refinance can also be split since this is paid with community funds. It may not be exactly 50%, especially if I am the primary wage earner and the down payment was done with my pre-marriage money solely. But the courts would want to protect the spouse in the event of separation. So the community property is always in effect once we get married refinance or not.
