The concierge guy didt pick up the phone so it got delayed with time sensitive formation. I talked directly to the supervisor to expedite things before closing and he came back with lender credit offer. So its whoever pick up the call. They all can take new LE and bring the rate down.

I'm trying to get Better to match. Loan Cabin seems to have cheaper fee compared to Aim Loan, but I'm still waiting for official LE from LC. What other lenders offer good investment mortgage refinance?

You can ask directly to Better. They know what people are doing. They told me Better is paying $2500 to AMEX per transaction so You can use the same card and there is no wait time before you can refinance again. They told me to make a new account with new email using AMEX link.

Luckily my middle score was 741, so I still go the best rate. But that's a 40 point difference. This time around, my mortgage FICO more closely aligned with my cc FICO.

Thanks. I may not be as lucky because when I was negotiating they all said they weren't authorized in Texas. So I may be stuck with Arnold.

I am close to closing and my rate doesn't expire until mid August so I may just take my sweet time to annoy them if they don't match.

I took around a 15-20 point hit on FICO from multiple sources to the one they use for home loans. They actually took the lowest score from what I can see vs the average.

Only provident shows rates with fees online

For the banks I listed, unfortunately you have to reach out to their lenders to get an estimate. I know in Ameris and Northpointe who can provide you offline.

Do you need Amex savings or just Amex credit card correct? And does better match other lenders rates?

Loan depot 3.125%
Loan cabin 2.5% advertised waiting on offer
Owning 2.75% but said my loan was too low (235k)

All 30 yr fixed. In CA.

I could not get a real LE from Loan Cabin. but quote for Lenderfi was good and Better matched it.

Just to be clear, they didn't require an LE from LenderFi? Only a quick quote you pulled on your own online sufficed for the match with Better?

You didn't provide any help regarding this post. Why are you sticking your nose where it doesn't belong?

When people post recommendations, it would be helpful if you indicate if online quotes are available. Sometimes I'll look up a recommendation go through all the questions and then at the end it says they'll contact me with the results. I don't want to be contacted. I just want to know the rate and fees.
