Oh, I get it. I just didn't get the last round of numbers for 30-year on mine. From before the last improvement in pricing, I got 2.875% with $285 in points or 3% with $400 in credits. I suspect I would be $2.875% at par now given how much my 15-year spread changed from the last pricing adjustment.

That can vary depending on state, ltv, etc... Ex owning.com offers 2.75 but only in CA and 50% LTV up to 510k

ALTA = American Land Title Association. It's basically the common form/de facto lender's insurance contract that has developed over the years.

Think of it similar (but not quite) as how most lenders will write your mortgage notes to Fannie Mae or Freddie Mac standards, even if they have no intention of selling the mortgage to these entities. They are a convenient, standard set of contracts they can use.

i've locked that rate in with better as well...paying $200...but will have to pay the title costs at this point. applied with cabin loan last week...I prefaced an initial email from them with the current rate I was in and looking to beat...got an email from loan cabin today stating what they would match the rate with no lender fees and give me a $2500 credit to cover all title costs....not an actual LE, but better is in the process of matching it...so my loan processor says.

Has anyone used Watermark? I received a very good offer 15 years at 2.25 and roughly $1500 in lenders credit, but the LE he gave me did not include the credit. He said I had to lock before they would add it, and that makes me nervous. I asked about backing out after lock and he didn't seem thrilled about it.

I guess we will have to see how this goes....Betters lowest rate for me on a 30 year conventional is 3% with $3900 in closing costs. I got a competing rate at 2.75% with $845 in closing costs (origination fees less lender credits). I guess we will see if better gives me a 2.75% rate with a $155 credit for closing costs after $1000 rate match. Seems like a pretty big swing. The last time 2 months ago it wasn't nearly as big.

My competing offer to Better was from Watermark. 2.25% with only $300 lender credit. My rate with them is locked, but I have not done the intent to proceed. I would do the lock with them as that is a great offer. Had Watermark given me that offer, I may not have even bothered with Better this time around.

They have made it very clear what you need to do.
LOCK and then get a valid LE. If you have to leave after that, tough crap on them. Of course he is not thrilled... so what?

Better.com matched for the 2nd (and final time). The offer looks good to me.

Anyone in TX ? My loan is under 4 years so I qualify for a discount on the title insurance. Do I have to use the same title company or I can pick any one ?
