1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

i got a LE from watermark, 0 pts 2.75% 30 year, origination fee of 1499 but was told a credit would offset it but no credit on LE said ineed to lock to get the credit.

loan cabin got their LE 2.625% $900 in pts (sent yesterday to better but no response, called twice regarding it).

waiting on Lower to send over their LE said 2.75% 0pts

my options on better was 2.75% with 4k in pts.... weird..

235k refi in SoCal 45% LTV - excellent credit.

id like to get 2.625 but dunno if that'll happen...

Also wanted to check all these fees how much would be legit in fees with 0 in pts? i see all these line items on there. Id just like to know a range in costs i should expect to pay to process the refi. I wont need an appraisal either that will get waived im sure.

Well I just learned something new. In Texas the borrower has to bring cash to close. Looks like no extra cash back for me.

So, per the original post this is targeted and if you don't have this offer on your Amex card, you don't qualify? I was looking through some of the pages of the post trying to find if anyone has been able to qualify without seeing it in their offers list.

Incorrect. Just apply through the better.com/amex link and you will qualify, pending of course that you meet the other requirements.

If they won't apply those funds to anything and would "throw it away", ask Better to send you your locked rate table and pick a lower rate that uses that up.

I was told the same. no cash to borrower, so either borrower brings cash or at most $0 I think

that's what they did for me. I was about $700 short of the better rate but they just "gave it" to me

Yep, that's exactly what I did. Bought the points down and am bringing $15 to close. Settled for 2.75 20 year term. Not bad.

Not sure if a range will help, but do a spreadsheet and list what each lender is quoting you.
