How long did you have to wait until you got the LE from Loan Cabin? I've submitted my application and lock in my rate since 6-29-2020 and I am so waiting for the LE to come.

does everyone do the escrow? i dont really want to pay all that money up front and just have that extra money always sitting in that account.

I would try LenderFi for their rates

i havent locked with anyone yet. waiting to Better to review Loancabins sheet to see if they can match /beat the offer.

1. Is LenderFi good to work with? Should I work with better mortgage to see if they can price match. Have folks refinanced through LenderFi with no issues?

2. I am in PA. Can folks recommend Title companies that are better to work with and can provide a better deal on the title services.
I'm pretty sure in PA title fees are fully controlled by the state so you can't really shop. I think it's just a percentage of loan.

So I submitted LE this morning to match and they did but points are high so I don't wanna lock anything. Waiting for another lender to give LE. well Arnold emails me and says this offer will expire tonight. I guess he's talking about the current match they did will expire since LE I submitted will be over 24 hours old.

Should I lock and then submit another LE. I guess doing that I won't get $1k price match right?

So did they match the costs of the other LE or not? If A + B + C - lender credits on the competing LE >= A + B + C - lender credits on Better's LE, which not lock? Also, take screenshots of the rate table w/ and w/o escrow, 15-year , 20-year , 30-year, etc. Once you lock, you won't see those anymore, but you can still switch to any of them before closing

I had not luck then matching the difference of 2-3k. They kept giving me the bs of using Amex $2500 to offset that. I declined. They are charging more than other lenders and their hope is we will bite on it with Amex incentives. Basically they are playing games now. So do a good diligence before you give it to them.
