I had submitted the rate information from the website and was told by the mortgage consultant's assistant who had checked with someone that Better would beat the rate published on the HighTech website. Then when I submitted the official WLE on the same day as our discussion, was told Better would not be able to match. Does anyone knows of any appraisal company that does not need to go inside the house to measure and take photos? I'm trying to avoid that if possible.

It depends upon your lender on how they request the appraisal.
The loan I was refinancing was not with Freddie Mac or Fannie May, so the lender wanted a full appraisal.

Shop with your local area title company. Depending upon your state it may be regulated, but the escrow fees vary.

In your state, the state department of financial institution may require the title companies to file their escrow rates with the department, and the information may be available online.

Some companies give additional discounts (refinance, senior, gov employee discount, corporate relocation, etc).

So better came back saying they can not match the rate based on LE by LenderFi which is 2.875% with zero costs. As per them it's too good and they can not match..

How did you get an actual LE from lenderfi? I asked for one and only received the conditional approval letter. Thanks and good luck.

No. Its typically frowned upon to cancel after locking, but that's just part of business. Just make sure you cancel before they order an appraisal or you might be stuck paying for that, depending on what the terms where when you locked.

No. My escrow is for 10 months and Texas has high property taxes. My loan balance went up, but is offset by that credit I should've received as cash back. The credit more than covered the closing costs and title fees though. It was a $3700 credit I initially got from lenderfi that better matched.

wow so nothing out of pocket for fees or nothing? better offered 2.75% with 4k in pts plus closing costs. 235k refi 800+ credit 45% LTV, with escrow! haha.

Getting ripped off above 2.75%? Then why did you settle for what is so close to being a rip off? Does not compute...
