I wholeheartedly agree with Sienna. General trends like a particular agent who is unhelpful and a larger number (recently) of people not getting beats on generally marketable offers are helpful. But a specific value of the lowest rate one gets matched is too specific to apply to others.

I got my 2.25% nearly matched. I can pick from 2% - 4% options. I'm not stuck with just what I matched with.

just to be clear for the amex 2500 credit. i have the amex preferred card i clicked through the link and submitted app to better. i just need to reference my card number on application and notifiy amex? or better notifies them to post credit on my accoutn?

I wouldn't settle for anything less than 2.75% and no cost, and lock it when you get it. You are getting ripped off anything more than 2.75% and no cost. Apply to 10-20 places, because more than half will ignore you or take too long to get you a loan estimate. Don't believe what anyone tells you, only believe the locked loan estimate. You just need one good loan estimate locked. Don't pester the places that are too slow or ignore you, just move on.

I don't know if Better will beat what I got, but I'll go forward with another lender if they don't.
Did better beat your 2.75% 30 yr no cost loan?

Better is no where near that rate - won't match.

how did you guys pay your closing costs? doing a wire payment using HSBC checking account is a nightmare

Hi I am in the middle of the process with Better.com

And I just saw the wiki stating "The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible." Is this really the case? I used Amex card for my refinance with Better, I did not receive the email offer; however, Better.com said my Amex card would receive the $2500.

Anyone not receive the email offer, but successfully received the $2500 credit from Amex?

So you aren't losing money. My initial understanding of your OP was that you were set to get cashback but can't because you live in Texas so would lose it. When it actuality, you aren't losing anything because it's going towards your escrow and taxes closing cost. I'm still confused LOL. "My loan balance went up, but is offset by that credit" Why did your balance go up? Did you roll your closing costs into your loan?

Lucky you. Mine was almost $5000 but I still had to bring money to closing to cover many months of escrow. I didn't try to get them to lower the number of months since it matched up pretty close to what I had with my current lender.

I think JetBlast means s/he financed the closing costs (raising the loan balance), but that will be offset by the old loan refunded the escrow funds they have.

JetBlast, just note that unless you make a principal reduction additional payment with those funds from your old lender, you are paying interest that escrow funding from Better for 15-30 years.

That may be your intention, but just making sure you are aware.

It appears what somebody wrote here about Better playing games is true. They are now considering amex credit while matching the rates. you can still get ahead but not much as people used to month or two ago.

seems like everybody here dealing with one loan consultant - whose name shall not be spoken...

Any other consultant is "better" at Better?
