EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Was looking to use that site and credit, but a mortgage broker offered me 2.75 with 2,900 in credits and got the appraisal waived. These rates are incredible!
Who is the lender?

How are you guys submitting a rate for matching at better.com? Are you emailing the assigned loan specialist for your profile?

Very true you could. However, if you planned to pay it off when you get your other money back, probably within a month, then would you really be investing anything? Also, how much more is your monthly mortgage with and without the escrow if I may ask?
$32 a month if I roll $5k into the loan. I think I'm better rolling it in and keeping that $5k cash I'll get from my current mortgage company. That's a cheap loan.

I sent mine to the Mortgage Expert Associate assigned to my account and they forwarded it on to the loan consultant who edited the rates.

Betters offer went from 2 days ago offering a 15 yr @ 2.375% + $3801 in points down to $495 in points today.

Both are no cost.

2.75%/2.75% RATE/APR from one lender.

2.75/2.766% RATE/APR from better + $500 credit + potentially and hopefully $2500.

Why is APR not even 2.75 from better?

If I get $2500, it'd be better. But what if I don't get it? Would better.com be better in this scenario?

Yes, my response may seem to be from a "dick".

But here is the point.

There are MANY little tips and tricks being shared here. If someone does not take the time to read even a few days worth of posts, they are going to cost themselves some money - maybe even in the thousand$.

If they can not even read posts from the same day - they are just downright foolish.

In the meantime, they are making it difficult for the SERIOUS people here that have to go through and read so many posts, over and over.
