They semi matched my LE on the rate and fee but were off by$600 or $1200 counting the Appraisal fees which I would not be paying with the other Lender.


This was before lock and said that was the best; i couldn't get a hold of anyone to help clarify and lock the rate until this week when credit went up but on the phone the Loan Officer finally was able to to get the first estimate locked for me with about $400 credit.


I tried to push for more but was told that its was his limit but could try to get another match further in the process.

Again, this is frustrating (including for me) but Loan Cabin's online reviews were sold enough without any shadyness. Its probably just the atmosphere of the lower reates and higher volumes which is whats the case with more lenders if they dont have enough staff. Look at LenderFI as they are also closing new application and I havent heard back from them at all despite calling last week and this week....they do pickup and take a message to have someone call back but nothing after that (LenderFI that is).

Based on what others have posted here this week... they are rather slow in responding. Took 3 days for me.

Curious if anyone has had luck getting Better to do a 2nd match after the appraisal already done and rate locked. Matched a 3.375 with PenFed, but Loan Cabin came back 2.875.

Just locked 4 days ago. Have read quite a bit of thread, but obviously not all of it.

I am currently getting non competitive offers from or statements that they cannot compete and that the Loan Estimate (LE) from Loan Cabin (LC) might not be accurate( ??)

Loan Depot (Loan Officer said that $230 is too low of a loan amount for any worthy credits Frown)
AimLoan (after a call they even sent me email saying Loan App canceled by me Smilie as on the phone they said they cant come close to the LE for LC)

PS. I've emailed LC for a float Down which they said they'll look into it and that its possible but can only be done once which I am okay with at this pint and want to get things done and not drag on with Better if I can get an updated LE.

I just had my name on the title when we purchased the house, now that we are refinancing I want to include my wife on the title.

Got a task on how we want the title vesting to be read is there a standard for this to call out?

I think depending on state spouse is automatically included on title without being named. if its not needed or you have a reason don't change it as there might be fees associated around this.

That is essentially what happened to me. They came back with same rate with $500 in higher cost than my 1st competitor I sent them. I locked, waited a week, and then got another competitor offer (cheaper than 1st) and send it to my processor.

My processor said she wasn't licensed for my state and said she engaged my loan concierge/officer. About an hour later the details changed to have the same rate and dollar amount (I'm rolling in closing costs, so different loan balance b/c of that). My processor emailed me right around the same time and if I notice the new LE right now, don't worry. They had to match my current rate table to have the same details at the other lender. She said in a few hours I should get another LE once the pricing desk makes a concession to match the offer I brought them.

Sure enough, a few hours later I had a new LE with Better matching the 2nd competitive offer I brought them to the penny. In the end, I will save even more, because that match was with Better's overestimate on my Section C costs and the competitor's didn't overestimate.

All of this didn't affect my Amex credit, so I will end up getting that after closing still. That makes this a very strong refi for my low loan balance

nooo dont add her on the title! haha... im refinancing not including my wife as this my own property purchased before marriage just gotta cover myself just in case anything happens with us in the future haha.

I did a second match after I was locked and conditionally approved. Worked out great as my first "match" wasn't a match and Better was still more expensive prior to the Amex credit than the other lender.

Closed on my 30 yr 2.875% no cost refi. A+B+C was $1646 and they (better.com) gave me $4595 lender credit. High balance confirming loan. Will get $550 back from appraisal that I paid for and another $2500 amex credit. All in all a good refi I think.

Almost done closing a refi from 3.5 to 3% with $2K Lender Credit that will cover closing costs + $2500 Amex.

Not bad!

Just be ready for a boat load of documentation if you have multiple properties, business etc. It was absurd and I think Covid is causing Fannie to be extra careful
