Try Watermark they also beat my loan cabin estimate along with loan depot. Still waiting on betters offer after sending in the LE from loan cabin.

Hmm that gets me thinking. Once you lock the rate, are you transferred to another team that can possibly match the competing offers. I am thinking if that is possible I should just lock the crappy match Arnld gave me and then hope for this processing team to do match...Or is Arnold stuck with you all the way along...?

I matched once with Arnold and then had the processing person who forwarded my requests to the capital markets team twice to match. I found dealing with my processing agent much easier.

I think I may still have a chance to zero points match then...and in the end if it doesn't work I can always back out.

My exact words were "One of the other lenders I had talked to got back to me today and sent over the attached Loan Estimate. Can Better beat their offer please? That is a nice savings compared to what Better has currently offered."

This was before lock and said that was the best; i couldn't get a hold of anyone to help clarify and lock the rate until this week when credit went up but on the phone the Loan Officer finally was able to to get the first estimate locked for me with about $400 credit.


I tried to push for more but was told that its was his limit but could try to get another match further in the process.

Before lock. I never locked with Better, maybe that was the mistake. I'm just assuming they are busy enough they don't need my business right now. I'm moving forward with a great deal regardless.

I (very) fortunately don't have Arnold. The guy I've worked with has been great. Responds to emails quickly (I personally try avoid calling people in general, so never tried). My processing expert also tens to reach out to me daily at 12 Eastern and 6 pm Eastern. Once in a blue moon an email gets answered in between, but generally, I just plan on replies being at one of those two slots. My guess is she works on files through the say and has the 9 am Pacific and 3 pm hours set aside to go through emails and reply.

I called and they seem to have the best pricing for my scenario quoted (no LE yet as I haven't applied).

2.625% zero fees (+Title, taxes, escrows).
2.75% with zero costs and a credit upto $3500 (wont give cashback).

They did say I had to rate lock to get their best offer, which I wasn't thrilled about but did.

You from philly? Same here in the burbs Smilie.


I personally want to lock as back in the haydays of refinancing the pricing was all over the place and you'd be days out and then the rate would be all different and the excuse was "you did not lock the rate".


I think the rates are so low that its in the best interest to lock.



They did say that they'll float down the rate if it gets better but no additional credit will be given (ehh) but still competitive enough.

I very much like Watermark. Competitive, no games, they even sent me a rate table so I could look at the details and choose what I liked best without lots of back-and-forth. If it weren't for the Better Amex promo, I would go with Watermark. I already told them to expect to hear from me in 3-6 months to see about refinancing if rates keep going down.

Yes, you have to lock before their Loan Estimate will include lender credits. However, they will lock your rate w/o an "intent to proceed". So there really is nothing lost to locking with them. They even offer a free float down if rates keep going down.
