Yes, I've been dealing with Radian before they were Radian lol; they were called Entitle Direct and now Radian Title Direct as I've been using them for almost 8-10 years now. Their Consumer side is closed due to covid is what they told me. Only way to use them is to have your Lender Place the order for you and so I fired off and email asap to them the day I applied to Better.com

Do you guys have escrows fee listed on better.com's LE? Is there escrow company at all from better?

I only see Title-Lenders Title Insurance and Title-Settlement Fee.

Are these it?

Seems like everyone is getting pretty good rate options but this is the best I got

Credit 773
Refi primary residence for 417k
Value is about 570k
In North Carolina

Rate 3.375%
Points $415 (no credits!)


What am I missing to get better rates

I am lookin for a 30 year jumbo loan Approx. $600,000. Currently at 3.75% and I am in NC. Anyone getting rates for jumbo close to 3%. Better quoted me 3.875 with points. Applied at LenderFI also but haven heard back yet. Checked Loancabin, hightechlending and owning and they don't provide loans in NC. Any other lenders to consider.

Shop around and have Better match. Their default offer for me was horrible, too.

How were you able to use your wife card? Did you just give them your wife's card, and $2500 appeared?

The way I look at the breakeven is to take the savings of $3250/$14 = 232 Months = almost 19.5 Years.


Yea, I always take a cashback offer towards closing/escrow if breakeven is more than 40-50 months or more.


Idea is that it gives you 3-4 years to refinance and invest the money you get up front somewhere at a reasonable cost.

I just submitted to Waterfront but loandepot would not give me an estimate without rolling in my heloc and loan cabin doesn't operate in North Carolina.

Unless you have other constraints such as a high Debt to Income or issues with Employment then you should be fine.


Shop all the lenders listed on a separate thread I have posted:

Apply to all the lenders that meet your criteria withing a short period or possibly the same day as 15 day inquiries all get lumped as one or take a much smaller credit hit vs taking longer. If better services your state then apply with them as well and dont lock but send them a Competing Lender Estimate and if possible have Amex linked offer later in the stages.
