Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

Yes, I've been dealing with Radian before they were Radian lol; they were called Entitle Direct and now Radian Title Direct as I've been using them for almost 8-10 years now. Their Consumer side is closed due to covid is what they told me. Only way to use them is to have your Lender Place the order for you and so I fired off and email asap to them the day I applied to Better.com

The way I look at the breakeven is to take the savings of $3250/$14 = 232 Months = almost 19.5 Years.
Yea, I always take a cashback offer towards closing/escrow if breakeven is more than 40-50 months or more.
Idea is that it gives you 3-4 years to refinance and invest the money you get up front somewhere at a reasonable cost.

Shop all the lenders listed on a separate thread I have posted:

Apply to all the lenders that meet your criteria withing a short period or possibly the same day as 15 day inquiries all get lumped as one or take a much smaller credit hit vs taking longer. If better services your state then apply with them as well and dont lock but send them a Competing Lender Estimate and if possible have Amex linked offer later in the stages.
